Hilton and Kalyani Developers Sign 600-Room Conrad and Hilton Hotel Cluster Near Bengaluru Airport

Hilton (NYSE: HLT) announced Oct. 6 that it has signed two hotels in Bengaluru, India, with Kalyani Developers, part of the Bengaluru-based Kalyani Group. The cluster development, Conrad Bengaluru Airport and Hilton Bengaluru Airport, will include a combined 600 rooms and is expected to open in 2030.

The two hotels will each have 300 guest rooms and will operate under the Conrad Hotels & Resorts and Hilton Hotels & Resorts brands. They will be located in KIADB Hi-Tech Defence and Aerospace Park, approximately 20 minutes from Kempegowda International Airport, according to Hilton.

Hilton and Kalyani Developers Expand Their Partnership

The signing is a repeat collaboration between the two companies. Hilton said the agreement follows the 2024 opening of DoubleTree by Hilton Bengaluru Whitefield, which was developed with Kalyani Group.

The new signing brings a second Conrad hotel and a fourth Hilton-branded hotel to Bengaluru, according to the announcement. Hilton described Bengaluru as its largest market in India by number of hotels.

The signing event included Jacob Purackal, VP, Development, South Asia, Hilton, and Zubin Saxena, SVP and regional head, South Asia, Hilton, among other Hilton and Kalyani Developers executives.

Project Details: Conrad Bengaluru Airport and Hilton Bengaluru Airport

Each hotel will have 300 rooms. The complex will include a range of dining venues, meeting and event spaces, wellness facilities and other amenities, Hilton said. The cluster will offer more than 72,000 square feet of event space, a figure that refers to meeting and event facilities rather than total property area.

Hilton said the event offering positions the complex to serve demand for large-scale conferences, corporate gatherings and social events. The company described KIADB Hi-Tech Defence and Aerospace Park as an emerging hub for commercial, technology, aerospace and business activity as India's aviation sector grows.

Conrad Hotels & Resorts currently operates in Bengaluru and Pune, with Conrad Jaipur under development, Hilton said. The company said it has eight Hilton properties in India, in Mumbai, Bengaluru, Hyderabad, Chennai, Gurugram, Jaipur and Goa, with another 11 under development across the country.

Bengaluru Airport Corridor and Hotel Market Context

The project sits in the northern Bengaluru airport corridor, where aerospace, technology, manufacturing, logistics and commercial development are expanding around Kempegowda International Airport. Horwath HTL has identified roughly 6,000 hotel rooms under development in the North Bengaluru submarket, along with approximately 43.7 million square feet of commercial space. The consultancy reported airport passenger traffic rising from about 29 million passengers in fiscal 2019 to as much as 36 million in fiscal 2025, with potential to reach 90 million by fiscal 2030.

Horwath HTL reported occupancy of 66.5% and an average daily rate of approximately ₹12,500 in the North Bengaluru submarket.

Citywide, a Motilal Oswal analysis estimated approximately 18,000 hotel rooms in Bengaluru, with about 8,000 additional rooms expected by fiscal 2030. It projected supply growth of about 7.3% annually, compared with demand growth of about 10.1%, and reported fiscal 2025 occupancy of roughly 68% to 70%, with average room rates up 14% to 16% year over year.

Horwath HTL's 2025 review cited citywide occupancy of 65.5% and an average daily rate of approximately ₹9,633. It noted that a pipeline of nearly 10,000 rooms, equivalent to about 53% of existing supply, could keep occupancy in the mid-60% range as new hotels open. The differences between the two sets of estimates reflect varying market definitions, samples and reporting periods.

Hilton's India Growth Plans

Hilton said it aims to exceed 400 hotels in India over the next decade. Globally, the company reports a portfolio of 28 brands comprising more than 9,400 properties and nearly 1.4 million rooms in 144 countries and territories. Conrad Hotels & Resorts has 51 properties across five continents, and Hilton Hotels & Resorts has more than 600 hotels across six continents.

Both brands participate in Hilton Honors, the company's guest loyalty program.
