Hilton and Ocean Cove MA Development One S.A. Sign 173-Key LXR Resort and Residences in Manuel Antonio, Costa Rica

Hilton (NYSE: HLT) has signed an agreement with Ocean Cove MA Development One S.A. to develop Maravé Manuel Antonio, LXR Hotels & Resorts, a 173-key luxury resort and branded residential community on a nearly 40-acre beachfront estate in Manuel Antonio, Costa Rica. The project, announced Aug. 27, 2026, marks LXR Hotels & Resorts' debut in Costa Rica and introduces the first LXR Residences in Latin America. The property is expected to open in 2029.

The development sits on a titled estate that descends from a rainforest ridge to approximately 650 feet of Pacific beachfront, minutes from Manuel Antonio National Park, Costa Rica's most visited national park. Residence sales are expected to launch in Fall 2026, with construction targeted for completion in late 2028.

Project Scope: Hotel Keys, Villas, Condominiums and Penthouses

The seven-story resort will combine 57 hotel accommodations with 116 fully furnished branded residences. The hotel component includes 42 ocean-view guest rooms and 15 private hillside bungalows, each with a plunge pool and Pacific views. The residential component — Maravé Manuel Antonio, LXR Residences — comprises 66 private villas, 46 oceanfront condominiums and four penthouses, all overlooking the Pacific Ocean.

The project is designed by Costa Rican firm Carazo Arquitectura, with interiors by Curioso, based in Chicago and Mérida. The resort is expected to include the largest mass-timber structure in Costa Rica, with each key oriented to capture a direct line of sight to the Pacific. The design follows the site's natural topography and is intended to preserve the existing rainforest canopy.

Branded Residential Ownership and Hilton Honors Benefits

Maravé Manuel Antonio is structured as a branded titled ownership community, offering freehold ownership of residences on a Hilton-flagged estate. All 116 residences will be fully furnished to hotel-level standards and integrated with the resort's full amenity stack.

Residence owners will receive Hilton Honors Diamond status and exclusive benefits across Hilton's global luxury portfolio. Hotel guests will also have access to the Hilton Honors loyalty program.

Amenities: Beach Club, Dining, Spa and Wellness

The resort's Beach Club will serve as the property's primary social hub, featuring multiple pool environments, oceanfront dining, signature bars, beach and pool cabanas and concierge service. Two chef-led signature restaurants will draw on Costa Rican and international culinary traditions, incorporating sea-to-table sourcing and rainforest heritage ingredients.

The property will also include a speakeasy bar — the MARAVÉ Speakeasy Bar — with reserved seating priority for residence owners and guests, a curated spirit-forward cocktail program featuring native Costa Rican botanicals and a late-night menu. Additional amenities include an expansive spa and wellness sanctuary, a fitness center with jungle and ocean views, and a dedicated youth and activity club for families.

Hilton's Luxury Expansion Across the Caribbean and Latin America

The signing advances Hilton's broader push to expand its luxury and lifestyle portfolio across the Caribbean and Latin America, a region where the company currently operates more than 315 hotels across more than 35 countries and territories. The luxury and lifestyle segment in Latin America spans over 100 hotels, and Hilton's regional pipeline — the largest in its history for the area — includes more than 150 hotels, with approximately 50 in the luxury and lifestyle categories.

Maravé Manuel Antonio follows Waldorf Astoria Costa Rica Punta Cacique, which opened in 2025 as the Waldorf Astoria brand's debut in the country. Other near-term regional milestones include Waldorf Astoria Turks and Caicos Dellis Cay, expected to open in 2028, Waldorf Astoria San Miguel de Allende in Mexico, targeted for 2027, and Conrad Los Cabos, targeted for 2028.

The Maravé Manuel Antonio project also extends Hilton's branded residential strategy in resort markets. The company has been advancing similar ownership structures in the region, including Waldorf Astoria Residences in Costa Rica and Waldorf Astoria Residences Guadalajara, its first standalone Waldorf Astoria branded residences in the Caribbean and Latin America.
