Holt Lunsford Commercial Acquires 14.4 Acres in Northwest Houston for 191,768-Square-Foot Industrial Development

Holt Lunsford Commercial Investments has acquired a 14.4-acre site in Northwest Houston for the development of The Bend at 249, a 191,768-square-foot Class A industrial facility along State Highway 249, the firm announced Sept. 3, 2026.

The site sits along SH-249 between T.C. Jester and W. Montgomery Road, offering direct highway frontage and connectivity to Beltway 8 and I-45. HLCI anticipates a mid-2027 delivery, with groundbreaking described as imminent. The project is being added to the firm's pipeline through its third industrial fund.

Project Specifications and Leasing

The Bend at 249 will be configured as a single rear-load building designed for distribution, logistics, and light manufacturing users. The facility will feature 36-foot clear height, a 3,000 kVA transformer for upsized power, two LED lights per bay, 44 dock-high doors, 61 trailer stalls, drive-in ramps with oversized doors, and four ingress and egress points. A signalized access point to the truck court and a spec office with direct SH-249 frontage are also planned.

HLCI has retained CBRE's Faron Wiley, Charlie Herold, and Jett Bush to lead leasing and sale efforts, marketing the project to prospective tenants and owner-users throughout Northwest Houston.

Expanding Northwest Houston Footprint

The Bend at 249 follows HLCI's nearby Par 1960 development, a two-building Class A industrial project totaling 254,186 square feet near the FM 1960 corridor at 11010 Jones Road in Northwest Houston. Par 1960 reached shell completion and was announced as immediately available in June 2026. The two projects together represent a deliberate effort by HLCI to build scale along adjacent Northwest Houston corridors.

HLCI currently has more than four million square feet of active industrial developments across Texas and says it continues to pursue land acquisition opportunities in markets where supply constraints and tenant demand converge. The firm also has several additional projects underway and under contract across select Greater Houston submarkets.

Northwest Houston Market Context

The Northwest Houston industrial submarket has absorbed more than 20 million square feet of new occupancy over the past five years, with vacancy holding at approximately 6.2%, according to HLCI. Metro Houston recorded net absorption of roughly 7 million square feet in the second quarter of 2026, bringing year-to-date absorption to approximately 11 million square feet, with the Northwest submarket accounting for roughly 2.3 million square feet of net occupancy in that period.

The Bend at 249 is positioned as an infill option for tenants and users requiring access not only to the Northwest submarket but to the broader Houston area, with SH-249 frontage placing occupants within reach of Beltway 8 and I-45. HLCI notes the surrounding area offers access to a growing labor pool and a dense population base.
