Goodman Group to Open Europastry Cold Storage Facility at Barcelona City Hub in 2027

Goodman Group will open a new cold storage logistics facility for Catalan frozen bakery company Europastry in 2027 at its Barcelona City Hub in Zona Franca, the firm announced on Oct. 28, 2026. The building is the first new construction at the former Nissan site and part of the reindustrialisation of Barcelona's Zona Franca district.
Goodman has committed €123 million to developing the 144,000-square-meter multi-sector hub. The company was awarded the site in February 2023.
Site Visit and Project Leadership
Pilar Díaz, Territorial Delegate of the Government of Catalonia in Barcelona, and Jordi Valls, Fourth Deputy Mayor for Economy, Finance, Economic Promotion and Tourism of Barcelona City Council, visited the construction site on the day of the announcement. They were hosted by Philippe Van der Beken, CEO of Goodman Continental Europe, and Marta Minguell, Group Supply Chain Director at Europastry.
Goodman described Barcelona City Hub as a flagship reindustrialisation project for Catalonia and Spain, bringing together public authorities, workers, trade unions and businesses to return the former Nissan site to productive use.
"Bringing this land back into use has been a long journey for our team in Spain, and that is what long-term investment looks like," Van der Beken said. "Today we are seeing the results of the collaboration between public authorities, workers and businesses: productive activity, jobs and economic value being created for the region."
He added: "EBRO is manufacturing cars in the former plant, and we are delivering the first new logistics facility on the site for a Europastry, a Catalan company that distributes globally. We will continue to develop the rest of the land with the same collaborative approach, supporting the productive future of Barcelona and Catalonia."
Facility Specifications at Barcelona City Hub
The Europastry facility is purpose-built for the company and combines frozen storage at -22°C with temperature-controlled handling areas and office space. The building totals 8,937 square meters, or about 96,202 square feet. Frozen storage accounts for 7,403 square meters, and office space covers 502 square meters. The temperature-controlled handling area will operate between 5°C and 10°C.
The building has a clear internal height of 14.6 meters and supports storage up to six pallets high. The cold rooms use a box-in-box design that creates thermally independent enclosures with continuous insulation to maintain the required temperatures.
The site is close to the Port of Barcelona, opposite Mercabarna and adjacent to the B-10 and C-31 access roads.
Solar Power and Lower-Carbon Construction
The development incorporates lower-impact materials and solutions intended to reduce construction-related carbon emissions. The roof will host a solar photovoltaic installation of approximately 1,000 kWp. Europastry will consume all of the electricity generated under a power purchase agreement (PPA) with Goodman. Refrigeration is energy-intensive, and on-site generation can improve cost visibility for the occupier, though it will not eliminate Europastry's energy exposure.
Minguell said the facility will allow Europastry to keep improving service to customers and strengthen the connection between its production plants in Catalonia and international markets. "Its strategic location close to the Port of Barcelona and the bespoke design of the facility will make our logistics operations more efficient and support Europastry's international growth," she said.
Barcelona Logistics Market Context
The project comes as Barcelona's logistics market faces strong demand and limited availability. Prime logistics rents reached €9.15 per square meter per month in the first quarter of 2026, up 5% from the prior quarter, while vacancy fell to about 2.9%.
More than 1.07 million square meters are expected to be delivered across Barcelona in 2026 and 2027, but new supply is concentrated mainly in the first and third rings rather than the core areas. A temperature-controlled building in Zona Franca offers a location and specification that would be difficult to replicate through ordinary warehouse leasing.
Europastry's facility is associated with approximately €20 million of investment from Europastry and Goodman. The company was targeting more than €2 billion in revenue in 2026, helped by recent acquisitions, which increases the need for frozen-storage capacity and export-oriented logistics infrastructure.
Goodman Group Outlook for the Former Nissan Site
Ebro continues automotive manufacturing at the former plant and is another announced occupant, making the hub a mixed industrial and logistics project. Goodman was expected to announce a third operator for the remaining 93,000 square meters of available land or space, equivalent to about 22% of the former Nissan facility's footprint.
Goodman's operating earnings per security rose 10.1% in fiscal 2026, with the group emphasizing ownership and development of essential urban infrastructure serving logistics and data-center customers.
