HRSS CPAs Signs 19,569-Square-Foot Full-Floor Lease at Houston's Millennium Tower, Represented by Stream Realty Partners

HOUSTON — HRSS CPAs, a Houston-based accounting firm with a 40-year history, has signed a long-term lease for a full floor at Millennium Tower, a Class A office property at 10375 Richmond Avenue in Houston's Westchase Business District. The firm will occupy approximately 19,569 square feet and is scheduled to relocate in the fourth quarter of 2026.
Stream Realty Partners represented HRSS CPAs in the transaction. JP Hutcheson of Cushman & Wakefield represented the landlord, Millennium Tower LLC. Financial terms of the lease were not disclosed by the parties.
Deal Details: A Full-Floor Relocation to Westchase
HRSS CPAs will relocate from its current offices at 6671 Southwest Freeway to Millennium Tower, moving from the Southwest Freeway corridor to the Westchase Business District, situated at the intersection of Richmond Avenue and Beltway 8. The approximately 19,569-square-foot footprint aligns with the building's typical floor plate of roughly 19,000 square feet, constituting a full floor within the 21-story, 362,849-square-foot tower.
Millennium Tower, built in 1982, is a Class A high-rise offering a renovated lobby and common areas, an executive conference center, a tenant lounge, a fitness center, covered parking, 24/7 security, and on-site property management. The building is currently approximately 46.2% leased, with a weighted average lease term of 5.1 years.

The transaction reflects a pattern visible across Houston's office market, where professional-services tenants are leveraging elevated vacancy rates to secure higher-quality, furnished space while meeting defined cost parameters. Millennium Tower's current occupancy of roughly 46% has left the building with substantial available inventory, including multiple full-floor opportunities. A Cushman & Wakefield leasing listing for the property shows approximately 245,931 square feet of available space within the building.
For HRSS CPAs, the move from the Southwest Freeway corridor to Westchase places the firm in a submarket situated between Houston's Energy Corridor and Galleria business nodes. Bukowski's reference to a "furnished floor" signals that the availability of move-in-ready space was a factor in the site selection.
