DALLAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI), announced March 30, 2026, the sale of Ardan West Village, a 389-unit multifamily property located at 2975 Blackburn Street in Dallas's West Village neighborhood. Mill Creek Residential, acting on behalf of its institutional clients, sold the property to Knightvest Capital.

Property Overview and Location

Ardan West Village sits within the West Village shopping and dining district in Uptown Dallas, adjacent to the Cityplace/Uptown Dallas Area Rapid Transit (DART) station and the Katy Trail. The property offers proximity to several major employment centers, including the Dallas central business district, Dallas Uptown, and the Knox District corridor.

The 389-unit community features a mix of one- and two-bedroom floor plans averaging 939 square feet. Individual units include quartz countertops, stainless-steel appliances, hardwood-style flooring, and private balconies with views of the Dallas skyline. Community amenities include a resort-style pool deck, wellness spa, coworking lounge, and a controlled-access parking garage. Financial terms of the transaction were not disclosed.

IPA Brokerage Team

The IPA brokerage team representing the seller included Joey Tumminello, senior managing director investments; Drew Kile; Michael Ware; Taylor Hill; and Cameron Purse. The team procured the buyer, Knightvest, on behalf of seller Mill Creek Residential.
