Landmark Properties and CrossHarbor Capital Partners Break Ground on 1,002-Bed Student Housing Community Near University of Oregon

Landmark Properties and CrossHarbor Capital Partners Partners have broken ground on The Mark Eugene, a five-story, 1,002-bed student housing community at 1290 Alder Street in Eugene, Oregon, the companies announced July 1, 2026. The development sits 0.1 miles from the University of Oregon and represents the first phase of a larger two-phase program that the firms say will ultimately bring 2,275 beds to the Eugene market.

Landmark Properties, headquartered in Athens, Georgia, acquired a 2.62-acre site for the project in partnership with CrossHarbor Capital Partners, a Boston-based real estate investment manager. Financial terms of the land acquisition and construction financing were not disclosed.

Project Details and Amenities

The Mark Eugene will comprise 272 units and 1,002 beds in a mix of studios and one- to five-bedroom floor plans. All apartments will be fully furnished, wired for high-speed internet and cable, and equipped with in-unit laundry. Unit finishes will include stainless steel appliances, hardwood-style laminate floors, quartz countertops, wood trim, and large cabinets. The development will also feature bed-bath parity across its unit mix.

The property will include nearly 37,000 square feet of amenity space. Outdoor amenities will consist of a resort-style pool and spa with cabanas, a clubhouse, outdoor grilling stations, a fire pit, seating areas, a dog park, and landscaped courtyards. Interior amenities will include a fitness center, sports simulator, wellness suite with sauna and cold plunge, a study lounge with café, a gaming lounge, and bike storage.

The project also includes the acquisition of an existing parking deck at 13th and Hilyard streets, which will provide 5,785 square feet of ground-floor retail space and resident parking.

Development Team and Financing

ESG Architecture & Design is serving as the project architect, and KPFF Consulting Engineers is the civil engineer. Landmark Construction, the in-house construction arm of Landmark Properties, is acting as general contractor.

JLL arranged both the land sale and construction financing for the project. The financing team was led by Mike Brady, Stephen VanLeer, Sam Tarter, and Charlie Watson, with Tom Kirschbraun leading the land sale.

Construction has begun, with delivery targeted for the 2028–2029 academic year.

Landmark's Eugene Presence

The Mark Eugene is not Landmark Properties' first project in the city. The firm entered the Eugene market in 2024 with the delivery of The Standard at Eugene, a 703-bed student housing development at 475 E. Broadway. Phase two of The Mark Eugene development is planned to be developed separately by Landmark Properties; details on the second phase's site, unit count, and design have not been made public.
