Landmark Properties Announces 22.35-Acre Real Estate Acquisition for 825-Bed Student Housing Development in Columbia, SC

Landmark Properties, in partnership with Silverpeak Real Estate Partners, has acquired a 22.35-acre site at 1401 Shop Road in Columbia, SC, for the real estate development of The Walk on Shop Road, an 825-bed, 196-unit townhome-style student housing project located less than a mile from the University of South Carolina.

The real estate acquisition marks the launch of Landmark Properties' new brand line, "The Walk," the firm announced Jan. 14. Construction is expected to be completed in time for the 2027-2028 academic year.

Real Estate Development Details

Landmark Construction, the in-house general contractor for Landmark Properties, will build the project, with Niles Bolton Associates serving as architect. The development will feature a unit mix of two- to six-bedroom units, all fully furnished with quartz countertops, hardwood-style laminate floors, stainless-steel appliances, and private baths for each bedroom.

Units will include in-unit laundry, large closets, and will come prewired for high-speed internet and cable access.

The site's proximity to Williams-Brace Stadium, which will undergo a billion-dollar transformation, positions the multifamily real estate development for the University of South Carolina student demographic. The property is adjacent to tailgating lots reserved for fraternities and sororities.

The development will serve a university with enrollment surpassing 40,000 students, according to Doornbos.

The Walk on Shop Road will include a resort-style swimming pool, a Jumbotron, cabanas and hammocks, firepits and grilling areas, a fitness center, sports simulator, lawn games, and a wellness suite. The property will also feature bike racks, a campus shuttle bus, and professional on-site management.
