Lendlease and Daiwa House UK Limited Complete 259-Home Wilderly at Elephant Park, Closing Out London Regeneration Project
Lendlease and Daiwa House UK Limited have delivered the final residential phase of Elephant Park, completing The Wilderly — a 259-unit development in Elephant and Castle that closes out one of London's largest urban regeneration projects. The completion, announced Sept. 8, also marks Daiwa House's first residential scheme in the United Kingdom.
Developed through a joint venture between Lendlease and Daiwa House UK Limited, The Wilderly was built in partnership with Southwark Council as part of the broader Elephant Park programme, a £2.5bn transformation of the former Heygate Estate site spanning nearly two decades and approximately 28 acres in Zone 1 South London.
The Wilderly: Building Configuration and Unit Mix
The Wilderly comprises two adjoining buildings — a 24-storey tower containing 183 units and a 10-storey mansion building with 76 units — located on Rodney Road, Walworth, London SE17. The development offers one-, two- and three-bedroom homes, with the full unit mix consisting of 27 studios, 87 one-bedroom, 141 two-bedroom and four three-bedroom apartments. Unit sizes range from approximately 52 to 89 square metres.
The scheme was designed by architects HOK, with public realm and landscaping led by Gillespies. Bovis served as main contractor. Resident amenities include private terraces, roof terraces, elevated gardens, coworking spaces, wellness studios, an on-site gym and a communal SkyLounge with views across Elephant Park and the London skyline. The development also includes two retail units at ground level.
Homes are offered on a 253-year leasehold basis. One-bedroom units are marketed from £597,000 and two-bedroom units from £859,000, placing the scheme at pricing consistent with prime Zone 1 new-build residential stock in central London.
Elephant Park: Scheme Scale and Neighbourhood Impact
Elephant Park has delivered approximately 3,000 mixed-tenure homes across its full build-out, with a minimum 25 percent affordable housing requirement. Beyond residential, the programme has produced more than 50 shops, cafés and restaurants, approximately 50,000 square feet of flexible workspace and roughly 32,000 square metres of retail, business, community and leisure space. The project is estimated to have supported around 6,000 jobs, including 5,000 in construction and 1,000 in the completed development.
At the centre of the neighbourhood sits a two-and-a-half-acre park that includes Elephant Springs, a public water feature. Work has also begun on the third and final phase of the public park, which will further expand the green space and public realm. In total, Elephant Park encompasses approximately 11 acres of public realm.
Elephant Park sits at the heart of the wider £4bn regeneration of the Elephant and Castle area. Lendlease has been the lead developer throughout, working in partnership with Southwark Council since the project's inception.

Market Context: Japanese Capital, Central London Supply and Long-Cycle Regeneration
The Wilderly's completion arrives as central London continues to face constrained new housing supply, with Zone 1 new-build pricing remaining firm. The joint venture structure with Daiwa House UK Limited introduces a Japanese institutional housebuilder to the UK build-to-sell residential market for the first time, reflecting continued international appetite for London residential development at scale.
For Lendlease, the completion of The Wilderly closes the residential programme at Elephant Park after nearly two decades of delivery across multiple economic cycles. The project's mixed-tenure model — combining market-rate, affordable and intermediate housing with retail, workspace and public realm — has been a defining feature of the long-cycle urban regeneration. Southwark Council's role as a co-delivery partner throughout the programme has been central to the project's planning and community engagement framework.
With the final homes now complete and the third phase of the public park underway, Elephant Park's residential chapter is closed, though the neighbourhood's commercial and public realm components continue to evolve.
