Get Living Launches 485 Rental Homes at Elephant Quarter in £500M Elephant & Castle Scheme
Get Living has launched Elephant Quarter, the residential component of The Elephant, its £500 million town-centre scheme at Elephant & Castle in Zone 1 London, the firm announced in October 2026. The development delivers 485 rental homes, with residents moving in from October.
Elephant Quarter Rental Mix and Pricing
Elephant Quarter comprises 313 market-rent homes and 172 affordable-rent homes. Apartments range from studios to three-bedroom units, each with flexible open-plan layouts, private balcony space and large windows.
London Living Rent apartments start at £1,398 per month. Private rental homes start at £2,950 per month for a one-bedroom apartment and £3,550 per month for a two-bedroom apartment. The development also includes Social Rent and Discount Market Rent homes. Those affordable homes are provided by T3 Residential, a registered affordable housing provider, and all homes are managed directly by Get Living.
The scheme is located at Elephant and Castle Town Centre, New Kent Road, London, SE1 6TE.
Amenities Across the Residential Building
Resident amenities include The City View, a rooftop observation platform on the 28th floor, and The Perch, a bookable 20th-floor terrace. Residents have access to three fitness facilities: The Rack gym, The Sprint cardio room and The Studio, a multi-purpose space offering free weekly classes. The Studio can be booked for private use at £5 per hour.
Other shared spaces include The Green Room, a bookable private dining room at £10 per hour; The Lawn, with a bookable barbecue station; The North Garden and The South Garden; The Living Room lounge, available 24 hours a day; and The Workspace, a co-working area with private booths, large tables and printing facilities. Pet amenities include The Bark Park, a rooftop terrace for dogs, and a complimentary pet spa. Concierge and maintenance teams support residents, and Wi-Fi is included from move-in day.
The development displays more than 20 artworks, including three hand-built terracotta sculptures by Elephant & Castle-based artist Emma Hart and portraits by British-Iranian photographer Sara Shamsavari. Arts advisory practice Cultural Transitions is supporting Get Living in commissioning art for its residential and public spaces.
The Elephant Town Centre: Retail, Education and Public Realm
Elephant Quarter sits at the center of The Elephant, which is set to bring about 40 new shops, restaurants and leisure venues to the area from November 2026. A new University of the Arts London (UAL) London College of Communication campus is scheduled to open in September 2027, alongside public streets and squares and improvements to the Northern Line tube entrance.
Confirmed retail and leisure brands include M&S Food, Everyman, Blank Street, Pret A Manger, Bird & Blend, Jungle Berry, Superdrug, DistriAndina, Blend Family, Mango, Oliver Bonas, Injectual and Starbucks. Get Living said more names will be announced in the coming months. Residents can follow openings, events and offers through a dedicated app, The Elephant.
The full scheme comprises 485 homes for market and affordable rent, 135,000 sq ft of shops, dining and leisure space, 55,000 sq ft of workspace and the new UAL building. It sits within the £4 billion Elephant & Castle Opportunity Area.
Aidan Malia on the Launch
Aidan Malia, Senior Director, The Elephant, said: "Elephant & Castle is a place defined by its diversity, rich cultural heritage and strong sense of community. At The Elephant, we're proud to be building on that legacy with the launch of 485 exceptional new rental homes at the heart of this evolving destination."
Malia added: "Whether you're a long-standing local, a young professional or a growing family, Elephant Quarter has been designed to suit the way you want to live. Bringing together standout views, exceptional amenities and some of London's best food, culture and retail right on your doorstep, it offers residents the opportunity to be part of one of central London's most exciting neighbourhoods."
Elephant & Castle has direct Tube, Thameslink and National Rail connections, placing the City, the West End, King's Cross and major airports within reach.
Get Living's Elephant & Castle Pipeline and Portfolio
Get Living already operates 652 homes in Elephant & Castle. A further phase is planned on the current site of the London College of Communication, which would deliver 507 rental homes and 452 student homes.
The company's portfolio exceeds 6,200 homes for rent across seven neighbourhoods: East Village, Elephant Central and The Filigree in London, One Maidenhead in Berkshire, Sherlock Quarter in Birmingham, Oakgate in Leatherhead and New Maker Yards in Salford, Greater Manchester. Future neighbourhoods that are planned or under construction would add 1,800 homes. In its 2025 annual report, Get Living recorded £116.7 million of rental income, up 2.8% from £113.5 million in 2024. Portfolio value stood at £2.70 billion at December 31, 2025, down from £2.87 billion a year earlier, reflecting a £195.3 million valuation loss attributed primarily to broader market movements.
UK Build-to-Rent Market Context
The launch comes as institutional investment in UK build-to-rent remains active. More than £900 million was invested in the sector in the third quarter of 2026, taking year-to-date investment to approximately £4.2 billion. Knight Frank reported that investment exceeded £2 billion in the second quarter, bringing first-half volume to £2.76 billion. Completed build-to-rent stock reached 166,359 homes, with another 49,620 under construction and 125,639 in the planning pipeline.
New supply is slowing. National build-to-rent starts fell 79% year over year in the twelve months to June 2026, while homes under construction fell 21% year over year in the second quarter. CBRE reported a 29% annual decline in London construction volumes in third-quarter data, citing viability and regulatory constraints. CBRE also said UK build-to-rent occupancy averaged approximately 97%.
