Madison Capital Group Launches $200M Car Wash and Convenience Fund on iCapital Marketplace

CHARLOTTE, N.C. — Madison Capital Group, a Charlotte-based vertically integrated real estate investment and development firm, announced June 29 that its Car Wash & Convenience Opportunity Fund, LLC is now available on iCapital Marketplace, giving financial advisors and wealth managers streamlined access to the firm's latest tax-advantaged real estate strategy.

The fund is targeting $200 million in capital commitments and seeks to build a diversified portfolio of gas station convenience store and express car wash properties across what the firm describes as high-growth markets. The offering marks the fourth Madison Capital Group strategy listed on iCapital Marketplace.

Fund Structure and Tax Strategy

The Car Wash & Convenience Opportunity Fund is structured to pursue assets eligible for 100% bonus depreciation under Section 168(k) of the Internal Revenue Code, as amended by the Tax Cuts and Jobs Act of 2017 and the One Big Beautiful Bill Act of 2025. Madison Capital Group states the fund is designed to "enhance after-tax investor outcomes through accelerated depreciation strategies," positioning it within the tax-advantaged segment of the private real estate market.

The firm, which says it specializes in real estate investments including tax mitigation strategies, is targeting accredited investors through the wealth management channel. iCapital Marketplace enables advisors to review offering materials, conduct due diligence, and access subscription workflows through a single technology platform.

Madison Capital Group frames the fund's thesis around what it calls the "resilience and recurring consumer demand" associated with convenience stores and express car washes. The firm believes these asset classes offer attractive long-term fundamentals while also creating opportunities to enhance after-tax investor outcomes through accelerated depreciation strategies.

The new fund joins three existing Madison Capital Group offerings on iCapital Marketplace:

Go Store It Opportunity Fund, LP — A $250 million strategy focused on acquiring and developing a diversified portfolio of self-storage assets in high-growth Sun Belt markets, leveraging Madison Capital Group's vertically integrated storage operating platform.

Madison Waterstar Orlando, DST — A Delaware statutory trust investment in a newly built 320-unit luxury multifamily community near Orlando's major tourism and employment corridors, positioned to benefit from continued population growth and strong regional housing demand.

MCG Gainesville FL BTR, DST — A Delaware statutory trust offering backed by a newly constructed 172-unit built-to-rent cottage-style community in Gainesville, Florida, targeting demand for single-family rental living in a supply-constrained market anchored by major employers and university-driven growth.
