Matan Companies Breaks Ground on 250,000-SF Venture Industrial in Stafford, VA Amid Tightening Supply

Matan Companies has officially broken ground on Venture Industrial, a 250,000-square-foot Class A speculative industrial building located at the Courthouse Road Interchange along Interstate 95 in Stafford County, Virginia, the firm announced April 27, 2026.
The industrial real estate development is being constructed on a speculative basis — meaning without a tenant committed in advance — to address what the company describes as surging demand for high-quality industrial space along the I-95 corridor. The site is flanked by Burns Crossing to the north and the DHL Distribution Center to the south, providing direct highway access for regional and national distribution operations.
Project Specifications and Design
Venture Industrial is designed to accommodate a range of industrial and logistics users. Key building specifications include 36-foot clear ceiling heights, 52-foot by 47.5-foot typical column spacing, a 130-foot truck court, 60 dock doors, 243 parking spaces, and four electric vehicle charging stations. The facility supports both single-tenant and multi-tenant configurations, with a flexible layout intended to serve large occupiers as well as smaller users seeking partial-building suites.
Matan Companies anticipates that early tenant improvements can commence in May 2027, with the building expected to reach substantial completion by July 2027.
Developer Commentary on Market Conditions
Vince Burke, Director of Development for Matan Companies, cited converging market forces as the rationale for the project's timing and location.

Matan Companies' Broader Development Activity
The Venture Industrial groundbreaking is part of a broader period of real estate development activity for Matan Companies. The firm is also developing a 10,175-square-foot strip retail project at 715 Progress Way in Gaithersburg, Maryland.
The Stafford project extends Matan's industrial development focus along the I-95 corridor, targeting a submarket the firm characterizes as among Virginia's fastest-growing.
