Noble Investment Group has named Matt Noland as Director of Capital Markets, the firm announced Aug. 25. In the role, Noland will focus on strategic asset realizations and debt origination and management across Noble's portfolio.

Background and Experience

Noland joins Noble from Peachtree Group, where he was responsible for portfolio management and the execution of hospitality investment transactions, including the acquisition and disposition of hotel assets. Earlier in his career, he was a member of the Debt Capital Markets team at JLL, where he supported the placement of nearly $1.0 billion of debt and equity capital for acquisitions, refinancings, and ground-up developments. He also held roles in credit and investment banking at Truist Securities and SunTrust Robinson Humphrey.

Noland holds a B.S. from Clemson University and is currently completing his M.B.A. at Emory University's Goizueta Business School.

What the Hire Signals for Noble

The appointment comes as Noble has been active on the acquisition front. In January 2026, the firm announced the acquisition of a 14-property WoodSpring Suites portfolio, and in April it announced the acquisition of a 10-property portfolio of upscale select-service and upscale extended-stay hotels across nine states, with Noble noting the assets were acquired below replacement cost. The firm manages more than $5 billion in assets and is recognized among PERE's Top 200 Global Investment Managers.

Noble has also been building out its platform infrastructure more broadly. In August 2026, the firm hired Stephen Paul as Senior Director of Data, Technology and Innovation, a role described as part of a push into enterprise data, artificial intelligence, and technology capabilities to support investment decision-making and portfolio performance.

Adi Bhoopathy, Managing Principal and Head of Capital Markets at Noble, framed the Noland hire in terms of full-cycle deal execution. "Matt has raised debt, managed assets, and executed dispositions — the full arc of a hold period," Bhoopathy said. "That combination strengthens how we structure capital at entry, manage risk through the cycle, and realize value at exit."

Noland described Noble's platform as a draw. "Noble has built one of the most respected platforms in the sector, with real operating capability behind every asset," he said. "I look forward to helping shape capital strategy for a portfolio of this scale, alongside a team that has invested through multiple cycles."

Market Context: Hotel Fundamentals and Capital Markets Conditions

The hire arrives at a moment when hotel operating metrics are improving but financing conditions remain selective. U.S. hotel occupancy rose 0.8% year over year in the second quarter of 2026, while average daily rate increased 4.4% and RevPAR rose 5.7%. For the full year, PwC projects U.S. RevPAR growth of 2.9%, with demand growth of 3.2% outpacing supply growth of 2.3%.

On the transaction side, cap rates for stabilized hotel assets have settled in a range of roughly 8.0% to 8.5%, with exit cap rates running approximately 100 basis points higher. Broader hospitality market cap rates have been cited near 9.3%, with upscale and upper-midscale product trading around 9.5% and economy and midscale assets at double-digit yields.

Debt capital is available but selective, with execution strategy and financing discipline playing a larger role in deal outcomes. Noland's background — spanning debt placement at JLL, portfolio management and dispositions at Peachtree Group, and credit and investment banking experience — positions him to address those conditions across Noble's portfolio.
