Northwind Group Closes $132 Million Acquisition Loan for 55-Story Los Angeles Office Tower at 333 South Grand Avenue

LOS ANGELESNorthwind Group, a Manhattan-based real estate private equity firm and debt fund manager, has originated a $132 million first-mortgage acquisition loan secured by 333 South Grand Avenue, a 55-story, Class A office tower totaling more than 1.4 million rentable square feet in Downtown Los Angeles' Bunker Hill submarket, the firm announced June 8.

The commercial real estate financing, funded through Northwind Debt Fund III, supports the acquisition of the property by 601W Companies and includes an additional $48 million "good news" facility designated for future leasing costs. The structure is designed to give the new ownership immediate capital to pursue leasing activity from what Northwind describes as a substantially reset cost basis.

Deal Structure and Property Overview

The office asset sits on a full city block in Bunker Hill and offers approximately 1,700 parking spaces, equating to more than 1.2 spaces per 1,000 rentable square feet — a ratio Northwind characterized as a meaningful amenity in a market where parking availability influences leasing decisions. The property's protected setbacks contribute to what the firm described as a distinct security and pedestrian environment relative to lower-elevation portions of the submarket.

The property has undergone more than $63 million in recent capital improvements, including the full redevelopment of the Halo retail center, a lobby renovation, and elevator modernization. Its tenant base includes Wells Fargo and law firm Gibson Dunn, reflecting the building's position within what Northwind describes as Downtown Los Angeles' primary legal and financial corridor.

The $48 million future-funding facility is structured as a "good news" tranche, meaning it is drawn as leasing milestones are achieved, and is earmarked for future leasing costs.

Northwind's Fifth Loan to 601W Companies

The transaction marks Northwind's fifth loan to 601W Companies, a private real estate firm whose principals oversee a portfolio of more than 45 million square feet of commercial properties across the United States. The most recent prior transaction between the two firms was a first-mortgage acquisition loan for 175 West Jackson Boulevard in Chicago, originated earlier in 2026.

Like 333 South Grand, 175 West Jackson was acquired at what Northwind described as a pronounced discount to historical values, reflecting a broader repricing of large office assets. The source noted this represents a compelling entry point for well-capitalized ownership to re-engage the leasing market and build upon in-place tenancy.

Eliasaf added that the repricing of Downtown Los Angeles office assets has created an entry point that changes the competitive position of new ownership. "Older buildings held by owners with elevated cost bases are constrained in their ability to offer the tenant improvement and leasing commission packages the market requires. Our borrower enters the market without that constraint, and with $50 million of dedicated leasing capital, they are well-positioned to compete for new tenants and build on the strong foundation already in place," he said.

Northwind Debt Fund III and 2026 Origination Activity

The loan was originated through Northwind Debt Fund III, described by the firm as its latest flagship closed-end credit vehicle focused on real estate debt investments across major U.S. markets. Northwind, founded in 2008 by Ran Eliasaf, has executed $9.7 billion in real estate transactions across more than 400 properties in 25 states.

The firm characterized 2026 as its most active year to date and said it expects the year to mark the highest annual origination volume in its history.
