Oxford Properties Group's Parkline Place Reaches 98% Occupancy One Year After Completion in Sydney Midtown
SYDNEY — Parkline Place, the 39-storey premium office tower at 108-116 Park Street in Sydney's Midtown precinct, has reached 98% occupancy just over one year after its 2025 completion, according to an announcement from joint owners Oxford Properties Group and Mitsubishi Estate Asia, alongside developer and manager Investa.
The milestone was reached with the signing of Bank Australia as the building's latest tenant, a deal co-brokered by Investa and CBRE.
Tenant Mix and Leasing Activity
Parkline Place has attracted a strong mix of government and blue-chip private sector tenants, including four NSW Government agencies, Insignia Financial, and BDO Australia. Bank Australia's addition brings the building to near-full capacity.
"Businesses are increasingly focused on connectivity, high quality, sustainability and amenity — and Parkline Place has resonated strongly with that brief," said Mark Podgornik, Head of Leasing at Investa, who co-brokered the Bank Australia deal alongside CBRE. "Bank Australia was attracted to the large floor plates and the abundance of natural light giving flexibility in how they use their space."
Podgornik also commented on the ownership structure underpinning the project. "The success of Parkline Place is testament to the strength of partnership between Oxford, MEA and Investa, and the quality of our teams to execute against our shared vision for a world-class transit connected workplace," he said.
Sustainability and Transit Connectivity
For Bank Australia, the decision to lease at Parkline Place was driven in part by the building's environmental credentials and its direct connection to Gadigal Station, located beneath the tower. "Parkline Place stood out for us given its central location, providing our people with opportunities to commute via public transport, in line with our commitment to climate action," said Damien Walsh, Managing Director of Bank Australia. "As a purpose-driven organisation, Parkline Place's strong sustainability credentials align closely with our purpose and commitment to climate action. It also supports our continued growth and helps us create the best possible environment for our people."
Parkline Place is a fully electric building powered by renewable electricity and has been awarded a 6 Star Green Star Design & As Built v1.3 rating, representing world leadership in sustainable building design and construction.
The building's hospitality and retail offerings on levels one and two are now fully operational, featuring a mix of food and beverage tenants including Gyukatsu Kyoto Katsugyu, The Grounds' Park St. Diner, and Cha-no-wa matcha bar.
Sydney Midtown Context
Parkline Place is described as the first new office building delivered in Sydney's Midtown in almost a decade. The 39-storey tower was completed in 2025 and is jointly owned by Oxford Properties Group and Mitsubishi Estate Asia, with Investa serving as developer and ongoing manager.
