Peachtree Group Closes $52.4M C-PACE Refinancing of Great Point Studios' Georgia Film Complex

Peachtree Group has originated a $52.4 million Commercial Property Assessed Clean Energy (C-PACE) loan to refinance Great Point Studios' newly built film production campus in Douglasville, Georgia, marking the largest C-PACE transaction ever completed in the state.
The 39-acre complex, located at 2553 Fairburn Road and also branded as Lionsgate Studios Atlanta, spans 370,000 square feet across 12 soundstages and opened in late 2023. The property is leased to Lionsgate on a long-term basis.
Georgia's Largest C-PACE Deal on Record
The transaction represents a milestone for Georgia's alternative financing market. The state enacted statewide C-PACE legislation in 2024, creating the legal framework that made the refinancing possible. Peachtree Group was among the advocates for that legislation, and the Great Point Studios deal is among the first major transactions to utilize the new statutory structure.
C-PACE financing allows property owners to fund or refinance energy-efficiency, water-efficiency, and resiliency-related improvements through a property tax assessment structure. In this transaction, the loan allows Great Point Studios to recover development costs tied to efficiency measures incorporated into the campus and to use proceeds to pay down existing mortgage debt. The loan carries a 30-year term.
Jared Schlosser on Financing a Purpose-Built Studio Asset
Jared Schlosser, head of credit originations at Peachtree Group, said the deal illustrates the structural advantages C-PACE financing can offer for specialized real estate assets that are difficult to underwrite through conventional lending channels.
"These types of assets are not necessarily the easiest to finance," Schlosser said. "To be able to utilize the efficiencies that were already put into it and allow over $50MM to refinance the property is a unique way to finance an asset that in the traditional capital markets would be more challenging to finance."
Schlosser added that the studio is well positioned within Georgia's competitive film production market, citing the property's long-term Lionsgate lease, its proximity to Hartsfield-Jackson Atlanta International Airport, and the state's favorable film tax incentives as factors supporting the asset's credit profile.

The Douglasville campus is a purpose-built, single-tenant studio facility developed specifically for large-scale film and television production. Its location near Hartsfield-Jackson Atlanta International Airport supports production logistics and talent access.
Georgia has become one of the most active film production hubs in the United States, supported by state tax incentives and a growing inventory of purpose-built studio supply. Purpose-built studio assets present underwriting challenges in traditional capital markets due to their specialized physical configuration and dependence on long-term lease structures to demonstrate stable cash flow. The Lionsgate lease at the Douglasville campus addresses that concern directly.
Peachtree Group has been expanding its C-PACE platform and was approaching $750 million in total C-PACE financing volume as of mid-2026, positioning this refinancing as part of a scaled, ongoing strategy.
