Peak Capital Partners Acquires 142-Unit Cudahy Commons for $18.1 Million in Milwaukee Submarket Deal
Peak Capital Partners has acquired Cudahy Commons, a 142-unit multifamily community in Cudahy, Wisconsin, for $18.1 million. Greysteel, a national commercial real estate investment services firm, arranged the transaction, which closed August 13, 2026.
The property is located at 2810 E. Edgerton Avenue in Cudahy, a submarket of Milwaukee. Greysteel represented the seller, a private investor. The sale price implies approximately $127,500 per unit.

The assignment was led by BJ Connolly, Senior Managing Director and head of Greysteel's Midwest Multifamily team, alongside Doug Banerjee, Senior Managing Director of the Dallas Multifamily team, and Ryan Carter, Senior Director.
Cudahy Commons was originally built in 1964 and underwent a significant renovation in 2003. The property averages approximately 882 to 890 square feet per unit, with 83% of its units configured as two-bedroom apartments.
"This well-located property generated strong interest from buyers targeting stabilized assets in the Milwaukee market," Connolly said. "The deal is consistent with what we are seeing in our mid-year pulse: private capital actively seeking yield and cash flow in Midwest assets they can underwrite on a stabilized basis."
Banerjee added: "Market-rate housing remains a distinct and resilient segment. Stabilized properties like Cudahy Commons continue to attract dedicated capital because they deliver predictable income in markets where supply is constrained and investor focus has shifted toward cash flow."

Occupancy in the market stood at approximately 95.9% in late 2025, placing it among the tighter large U.S. markets. New apartment supply is expected to continue contracting through 2026 and 2027 as a recent construction wave is absorbed, a dynamic that has reinforced investor interest in stabilized, income-producing assets.
