According to the firm's data, average sale price per square foot across the county declined 6.9% quarter-over-quarter and 10.7% year-over-year. Sales volume also contracted, falling 8.3% quarter-over-quarter and 10.2% year-over-year, reflecting broad-based softening in both transaction activity and pricing across the market.

Ventura County Industrial Leasing Trends

NAI Capital characterized the Ventura County industrial market as experiencing simultaneous demand softening and elevated new supply. Leasing volume fell 11.1% quarter-over-quarter and 29.3% year-over-year. Asking rents slipped 0.93% quarter-over-quarter and 3.64% year-over-year, softening amid weaker leasing demand and elevated construction levels, according to the firm's report.

Space under construction dipped 2.4% quarter-over-quarter but remained up 764.2% year-over-year, signaling a substantial supply overhang still working through the pipeline, NAI Capital noted.
