AVE Station House will rise on a 1.2-acre site near the 38th and Blake transit stop in Denver's RiNo Arts District, one of the city's fastest-growing urban neighborhoods. The development will deliver 301 apartment units alongside 6,000 square feet of retail space.

The pivot at AVE Station House reflects a recalibration in the development plan for the site. The project was originally planned as a mixed-use office and hotel development; however, shifting demand dynamics following the COVID-19 pandemic prompted the development team to reposition the project as a residential asset.
