SJP Properties has completed its multistage M Station office redevelopment in Morristown, New Jersey, securing global healthcare firm Sanofi as the anchor tenant at M Station West — a $130 million, 260,000-square-foot office building at 100 Morris St. that now serves as Sanofi's Garden State headquarters.

Sanofi, the French-based healthcare company, relocated its New Jersey headquarters from a nearby suburban office campus to M Station West, bringing nearly 2,000 employees to the transit-oriented downtown development.

A Two-Building Office Campus Replaces a Rundown Strip Mall

The M Station redevelopment, developed by SJP Properties in partnership with Scotto Properties, transformed a deteriorated strip mall site into a two-building office campus in the heart of Morristown. M Station East, located at 66 Morris St., is occupied by Big Four accounting firm Deloitte. M Station West, the final phase of the project, was completed last March ahead of Sanofi's arrival.

The seven-story M Station West building was designed by architectural firm Gensler, whose floor-to-ceiling glass and metal-panel exterior was intended to maximize natural light throughout the structure. SJP Properties and Gensler also worked to ensure the buildings reflect Morristown's historic industrial-loft architecture and complement the existing downtown context.

M Station West is set back 45 feet from Morris Street, creating a 10,000-square-foot landscaped promenade and two public plazas with seating. The layout was designed to improve pedestrian connectivity between the nearby NJ Transit station and Morristown Green.

Amenities and Transit Access

M Station West features three separate active terraces, a 20,000-square-foot-plus dining area open to the public, and a landscaped rooftop with wellness areas for yoga classes and gardens. Its proximity to an NJ Transit station offering service to Manhattan, combined with Morristown's restaurant and bar scene, is cited as part of the development's appeal as a workplace alternative to New York City.

Project Earns 2026 CoStar Impact Award

The final phase of M Station earned a 2026 CoStar Impact Award for commercial development of the year in Northern New Jersey, as judged by real estate professionals familiar with the market.

"This was a close one for me, but M Station brings so many elements together into one great project," said Andrew Moss, director of leasing and acquisitions at Forsgate Industrial Partners, one of the award judges.

William Hanson, president and managing principal at NAI James E. Hanson, called M Station "a transformative development in a downtown."

Key figures involved in the development and leasing included Andrew Natale, chief operating officer at SJP Properties; Ashley Gross, vice president of global real estate at Sanofi; Anthony Scotto, CEO of Scotto Properties; Robert Donnelly Sr., executive vice chair at Cushman & Wakefield, who represented the landlord; Jacqueline Bole, public relations and communications leader at Gensler; and John Lashar, vice chairman at CBRE, who represented the tenant.
