Scannell Properties Acquires 13,345-Square-Meter Cabiate Site for Dometic Marine Facility

CABIATE, Italy — Scannell Properties has acquired a 13,345-square-meter site in Cabiate, in the province of Como in Northern Italy, to develop a build-to-suit manufacturing and distribution facility for Dometic's marine division. The announcement, made Sept. 3, 2026, marks the firm's latest expansion of its European industrial development pipeline in one of Italy's most active logistics corridors.
The Cabiate site is situated within Italy's industrial heartland and benefits from transport connections to Milan, Como and Monza, as well as broader access to European markets. The new facility will replace Dometic's existing regional premises and is designed to expand the capacity and efficiency of its marine division operations.
Facility Design and Specifications
The build-to-suit facility will feature a gross lettable area of approximately 6,700 square meters. The ground-floor industrial area will span 5,617 square meters with a clear height of 10 meters, while office space across two floors will total approximately 1,350 square meters. The building is custom-designed to support Dometic's core marine division operations, including product assembly, equipment testing, storage and global distribution.
The facility is targeting BREEAM Excellent certification and incorporates a fully insulated envelope to meet strict thermal performance requirements and minimize energy consumption. Climate control is divided by zone: high-efficiency heat pumps serve the office areas, while electric rooftop units manage the warehouse and operational spaces. A 140 kWp rooftop solar array supports both systems. The design also incorporates modern workspaces and dedicated staff rest and welfare areas.

Francesco Nappo, Vice Direttore Generale Italy at Scannell Properties, emphasized the importance of early-stage planning in delivering a technically complex project for a specialized occupier.
"In build-to-suit development, the quality of the final project is determined at the earliest stages by how well you are able to understand the client's operational needs. Dometic is highly regarded in the marine industry for its engineering excellence, meaning the building design had to accommodate very specific technical operational and service infrastructure requirements. With detailed planning now complete, we will shortly start construction on site."
Advisors and Construction Timeline
Patrizia Cattaneo, Head of Industrial Services at Engel & Völkers Commercial Milano Lombardia, served as real estate advisor for the transaction. Francesco Calabria of Linklaters provided legal counsel. Engineering 2K has been appointed as general contractor. Construction is scheduled to complete in early 2027.
Scannell's Italian and European Industrial Platform
The Cabiate acquisition adds to Scannell Properties' established presence across Italian industrial markets. The firm previously developed a speculative logistics complex in San Pietro Mosezzo in Piedmont, comprising two buildings totaling approximately 51,808 square meters positioned near the A4/E64 motorway and Malpensa airport. In Rome, Scannell developed Logistic Park Roma Centro, a last-mile distribution asset with 10,102 square meters of gross lettable area that was let to Stellantis &You. Near Bologna airport, the firm acquired land for Logisticairpark, a build-to-suit logistics hub on a 160,000-square-meter site targeting LEED Silver certification. Two urban logistics assets in Rome and Bologna, totaling 36,800 square meters and built by Scannell in 2021–2022, were later acquired by Patrizia AG for a European logistics fund.
Across Europe, Scannell Properties has been active in France, Germany, Italy, the Netherlands, Spain and the United Kingdom, pursuing a combination of build-to-suit and speculative industrial development.
The Cabiate project reflects continued occupier demand for purpose-built industrial space in Northern Italy's logistics market, where proximity to Milan and established manufacturing infrastructure continue to attract both domestic and international tenants seeking consolidated, high-specification facilities.
