DES PLAINES, Ill. — Seefried Industrial Properties has completed demolition and is advancing construction on a three-building, 520,000-square-foot Class A industrial development in Des Plaines, Illinois, the company announced Sept. 10. The project, designated O'Hare Logistics Centers 17, 18, and 19, represents the firm's 17th, 18th, and 19th industrial developments in the O'Hare submarket.

Project Overview: Three Buildings on 35 Acres

The development is situated on approximately 35 acres at the northeast corner of Algonquin Road and Mount Prospect Road in Des Plaines and transforms three functionally obsolete office buildings into a modern Class A industrial park. The three buildings are sized at 106,000 square feet, 152,000 square feet, and 260,000 square feet, respectively.

The buildings are designed to serve logistics, distribution, and manufacturing users and will feature efficient site circulation, modern loading configurations, trailer parking, and access to expressways, O'Hare cargo gates, and employee amenities in the surrounding area. All three buildings are being developed on a speculative basis, with leasing opportunities available to prospective tenants.

Delivery is targeted for the second quarter of 2027.

Project Team

Premier Design + Build Group is serving as the general contractor. SPACECO is the civil engineer, and Harris Architects is the project architect. CBRE's team of Jason Lev, Jimmy Kowalczyk, and John Suerth is handling leasing and marketing for the property.

O'Hare Submarket Context

The O'Hare submarket carries a vacancy rate of approximately 2.9%, well below the broader Chicago metro industrial average. Chicago's overall industrial vacancy stood at roughly 4.5% in the second quarter of 2026, with total availability at 8.5%. Asking rents across the metro have ranged between approximately $9.33 and $10.08 per square foot, with annual rent growth reported at around 4.8%.

The tighter conditions in the O'Hare submarket reflect its strategic position as one of the Chicago region's primary air-cargo and last-mile logistics nodes, with direct access to O'Hare cargo gates and major expressways. The submarket's land constraints have made infill redevelopment — converting older, underutilized office assets into modern industrial product — an increasingly common development approach for operators seeking to add supply in the corridor.
