Shaw Towers Realty and Lendlease Secure TOP for 435,000-SF Shaw Tower Redevelopment in Singapore

Shaw Towers Realty and Lendlease announced on July 6, 2026, that the redeveloped Shaw Tower at 100 Beach Road in Singapore has secured its Temporary Occupation Permit (TOP), completing what the firms describe as Singapore's only Grade A commercial delivery in 2026. The 33-storey tower brings more than 450,000 square feet of premium office and retail space to the Beach Road precinct within the Ophir-Rochor corridor, of which 435,000 square feet is Grade A office space.

Leasing Status and Tenant Roster

As of the TOP date, 60% of the office space has been committed or is in advanced negotiations. Allianz Global Investors, one of the world's largest insurers and asset managers, returns to the building as a key anchor tenant. Global fintech company Adyen, healthcare company Sanofi, oncology firm BeOne Medicines, and workplace provider Industrious are also among the named tenants.

Shaw Towers Realty is also collaborating with the National Council of Social Services to house social service agencies within the building, integrating community and non-profit uses alongside commercial tenants.

Building Specifications and Office Design

Shaw Tower's 435,000 square feet of Grade A office space is distributed across 23 levels within the 33-storey tower. Floor plates are column-free and contiguous, ranging from 18,000 to 20,000 square feet, designed to give tenants flexibility in configuring their workspaces. Multiple knockout panels allow for vertical connectivity between floors, enabling tenants to link levels internally.

Sheltered walkways connect Shaw Tower directly to Bugis, Promenade, City Hall, and Esplanade MRT stations, providing access to the East-West, North-South, Downtown, and Circle MRT lines. Road access is available via the ECP, MCE, CTE, and KPE expressways. End-of-trip facilities including bicycle parking, lockers, and showers are available within the building for cyclists and active commuters.

Sustainability and Smart Building Credentials

Shaw Tower has received the BCA Green Mark Platinum (Super Low Energy) certification under the 2021 criteria, which the firms describe as a first for a Grade A commercial building in Singapore under that standard. The certification is supported by a hybrid air-conditioning system, building-integrated wind turbines, and smart facilities management systems that monitor and adjust indoor air quality and lighting levels.

The building is also the first in Singapore to attain both WiredScore Platinum and SmartScore Platinum certifications. WiredScore recognizes the building's digital connectivity infrastructure, while SmartScore certifies its smart building capabilities. Shaw Tower has additionally received the ABC Waters Certified Project designation from Singapore's Public Utilities Board and is targeting WELL v2 Core Gold certification from the International WELL Building Institute.

Heritage, Ownership, and Asset Management

The original Shaw Tower opened in 1976 as one of Singapore's early mixed-use developments. Shaw Towers Realty Pte Ltd, which is part of The Sir Run Run Shaw Charitable Trust established in 1995, owns the property. The Trust supports educational, cultural, and medical institutions with a focus on Mainland China and Hong Kong, and holds international property assets including Shaw Tower to fund its charitable activities.

With construction now complete, Lendlease will provide asset and property management services for Shaw Tower on an ongoing basis. Lendlease is listed on the Australian Securities Exchange.
