Starwood Capital Group and Trinitas Ventures Form 2,046-Bed Student Housing Joint Venture Across Pittsburgh, Norman and Madison
Starwood Capital Group and Trinitas Ventures have formed a joint venture to develop three purpose-built student housing communities totaling 2,046 beds at leading universities across the United States, the firms announced Sept. 9, 2026. Newmark's student housing team, led by Executive Vice Chairman Ryan Lang, arranged the partnership.
The joint venture has closed on sites in Pittsburgh, Norman, Oklahoma, and Madison, Wisconsin, with all three communities — branded Atmosphere Pittsburgh, Atmosphere Norman and Atmosphere on Mifflin — targeted for delivery in Summer 2028. The projects serve students at the University of Pittsburgh, the University of Oklahoma and the University of Wisconsin–Madison, respectively.
Strategic Rationale: Enrollment Growth, Constrained Supply
The partnership pairs Starwood Capital Group's institutional capital with Trinitas Ventures' vertically integrated development platform, which spans investment, development, construction and property management. The firms said each market was selected based on strong enrollment trends and a constrained supply of purpose-built student housing relative to enrollment.

Starwood Capital Group closed its latest opportunistic real estate fund, Starwood Distressed Opportunity Fund XIII, in July 2026 with capital commitments exceeding $10.2 billion from more than 300 investors across approximately 20 countries. The firm currently manages approximately $130 billion in assets under management. Trinitas Ventures, based in Carmel, Indiana, has developed nearly $3 billion in residential communities nationwide and carries a current pipeline valued at over $1 billion.
Atmosphere Pittsburgh: Oakland Neighborhood, University of Pittsburgh
Atmosphere Pittsburgh, located at 217 Halket Street in Pittsburgh's Oakland neighborhood, will deliver 672 beds across 326 units and more than 30,000 square feet of clubhouse and amenity space. The site was assembled across 12 parcels and sits adjacent to the University of Pittsburgh's core campus and within walking distance of Carnegie Mellon University and three UPMC hospitals.
The University of Pittsburgh's 2025 freshman class grew by 1,274 students, while the market's purpose-built beds-to-enrollment ratio stands at just 8%.
Atmosphere Norman: First Institutional Project Near OU in Over a Decade
Atmosphere Norman, located at 310 E. Boyd Street in Norman, Oklahoma, will deliver 677 beds and more than 13,700 square feet of amenity space. According to the firms, it is the first new institutional student housing community developed pedestrian to the University of Oklahoma campus in more than a decade.
The University of Oklahoma's Norman campus enrolled a record 32,662 students in fall 2025 — its fifth consecutive year of record enrollment — even as on-campus housing waitlists have grown.
Atmosphere on Mifflin: Madison, Wisconsin, with Historic Preservation Component
Atmosphere on Mifflin, located at 619 W. Mifflin Street in Madison, Wisconsin, will deliver 697 beds across 264 units and more than 15,000 square feet of clubhouse and amenity space adjacent to the University of Wisconsin–Madison campus. The development will incorporate the historic 32-bed Wiedenbeck Apartments alongside new purpose-built residences.
UW–Madison's total enrollment has grown at an annual rate of 2.6% since 2020, while the market's off-campus purpose-built beds-to-enrollment ratio stands at 18%.

Newmark, the Nasdaq-listed commercial real estate services firm, arranged the joint venture through its student housing team led by Ryan Lang. For the twelve months ended March 31, 2026, Newmark generated revenues of more than $3.4 billion.
