Stream Realty Partners Breaks Ground on 300,000-SF Industrial Development in Northwest Houston

HOUSTON — Stream Realty Partners has broken ground on Northfield Logistics Center, a Class A industrial real estate development spanning more than 300,000 square feet at 4330 Northfield Lane in Houston's infill Northwest submarket, the firm announced May 13, 2026.
The project is being developed through Stream Realty Partners' Investment Management platform, with the firm's Industrial Development Services team leading execution. Associated Bank provided financing for the development. Delivery is expected in the first quarter of 2027.
Project Details and Site Access
Northfield Logistics Center will deliver Class A distribution space in what Stream describes as one of Houston's most land-constrained industrial corridors. The site offers direct access to U.S. 290 via W 43rd Street, with secondary ingress and egress points at Langtry Street. Stream cited the project's proximity to a dense labor pool and surrounding retail and dining amenities as additional attributes for prospective industrial tenants.
The development team includes Justin Robinson, Executive Managing Director and Partner at Stream; Craig McKenna, Director of Industrial Development Services; Tyler Wellborn, Senior Director of Industrial Development Services; Kristina Gibson, Associate Director; and Camryn Wisenbaker, Development Analyst. Stream's Investment Management team includes Chief Investment Officer Adam Jackson, Portfolio Manager Mustafa Ali, Managing Director Scott Thetford, and Associate Meagan Oefelein. Executive Vice President Garret Geaccone oversees leasing for the project.
Rosenberger Construction is serving as general contractor, Seeberger Architecture as project architect, and Kimley-Horn as civil engineer.
Supply-Constrained Submarket

Stream characterized Northwest Houston as one of the region's most active industrial corridors, driven by proximity to major population centers and transportation infrastructure. The firm noted that new supply in the submarket has remained limited due to scarce developable land and high barriers to entry for large-scale development, conditions it said make Northfield Logistics Center a rare infill opportunity for modern industrial users.
