Stream Realty Partners Drives Palmetto 74 Logistics Center to Nearly 75% Occupancy with 248,000 SF in Leases

Stream Realty Partners has driven occupancy at Palmetto 74 Logistics Center in Medley, Florida, from approximately 11% to nearly 75% since assuming leasing oversight in the second quarter of 2025. The national commercial real estate firm secured three new leases totaling approximately 248,000 square feet, representing nearly $60 million in aggregate value.

The four-building Class A industrial park, located at 8100-8130 NW 74th Street in Medley, is owned by Link Logistics. The tenant mix includes users from the aviation, manufacturing, and packaging sectors, reflecting the project's flexibility and the depth of industrial demand in the Miami Airport North submarket.

Major Transactions Across Three Buildings

The largest lease at Palmetto 74 Logistics Center involved ATOPS, LLC, an aviation maintenance provider specializing in jet engine repair and maintenance, which signed for 150,181 square feet in Building A. Precision Concepts, LLC, a packaging company focused on plastic bottle manufacturing, leased 73,467 square feet in Building B. Redeplast USA, LLC, a Brazilian shoe manufacturer moving some of its operations to Miami, took the remaining 24,288 square feet available in Building C.

Following the recent leasing activity, Buildings A and C are fully leased, Building B is approximately 68% leased, and Building D remains fully available. In total, roughly 111,000 square feet remains available across the park.

Stream Realty Partners' Leasing Strategy and Execution

Stream Realty Partners Managing Directors and Executive Vice Presidents Steve Medwin and Nick Wigoda led the leasing efforts on behalf of Link Logistics. All three leases closed within the final two weeks of the year.
