Subtext Acquires Land for 520-Bed EVER Lexington Student Housing Project Near University of Kentucky

LEXINGTON, Ky. — Subtext has acquired the land for EVER Lexington, a 520-bed student housing community located directly across from the University of Kentucky's main pedestrian entrance corridors, the company announced Aug. 24. The project is being developed in partnership with Frontrange Capital Partners and Larson Capital Management within a qualified opportunity zone, with UMB serving as lender.
The assembled site — five parcels spanning roughly 0.83 acres at the corner of South Limestone, Prall Street, and Montmullin Street — sold for $12,212,500, a price approximately 4.7 times the Fayette County assessed value of $2,613,800 for the same lots. The acquisition was completed Aug. 7, 2026, through a Delaware special-purpose entity, EVER Lexington Limestone LLC, listing Subtext's St. Louis headquarters as its address.
Project Details and Design Program
EVER Lexington will rise seven stories at 565 S Limestone and deliver 520 beds across 149 units with one-to-four-bedroom floor plans. The building is approved to a maximum height of 94 feet under the final development plan on record with Lexington-Fayette Urban County Government. Approximately 4,000 square feet of ground-floor retail space will front South Limestone.
The community's amenity program includes a two-story lobby, study mezzanine, fitness center, wellness suite, pool deck, outdoor bar and lounge, and turf zone. Dedicated wellness spaces — a cold room, sauna, and private studio for fitness, yoga, or meditation — are also planned. The development team collaborated with neighborhood stakeholders to enhance the pedestrian experience and integrate the building with the surrounding streetscape.
Across the street from the site are three University of Kentucky facilities: Memorial Hall, the Gatton College of Business, and the College of Law. The College of Engineering is within a three-minute walk, and the School of Health Sciences is approximately five minutes away. The site sits within the university's $2.4 billion campus expansion zone.
Capital Structure and Development Team
FrontRange Capital is a real estate private equity firm that focuses on partnerships with middle-market real estate operators. Larson Capital Management is a registered investment advisor with a real estate private equity focus; the firm has completed more than $2.7 billion in acquisitions since February 2014 and counts more than 2,400 investors. UMB is providing construction financing for the project.
The qualified opportunity zone designation adds a tax-advantaged equity component for long-term investors, a structure that can help justify the high land basis — roughly $14.7 million per acre implied by the purchase price — and the capital expenditure required for a dense, campus-edge podium development.
The project's design and construction team includes Southern Building Group as general contractor, KTGY as architect, ESG as interior designer, EA Partners as civil engineer, and Schultz Burman Engineering, PLLC as structural engineer.
Subtext's Lexington Footprint and Strategy
EVER Lexington is Subtext's second student housing development in Lexington, following VERVE Lexington, which is also located near the University of Kentucky campus. The company describes its broader approach as targeting institutional-grade investments in what it calls "Power Four" university markets.

The project's approvals included a negotiated $3 million commitment from Subtext to the Pralltown Neighborhood Association. The site borders Pralltown, a historically Black neighborhood adjacent to the South Limestone corridor.
Timeline and Outlook
Subtext is targeting a Fall 2026 groundbreaking, with delivery anticipated in Summer 2028. That timeline positions EVER Lexington for initial lease-up ahead of the 2028–29 academic year. The land cost implies a basis of approximately $23,500 per planned bed at 520 beds, reflecting the premium commanded by walk-to-campus sites in a market where occupancy near the University of Kentucky has remained effectively full and the development pipeline has continued to lag demand.
