Trademark and Harrison Street Form Joint Venture for 40-Acre Shivers Farm Mixed-Use Development in Southlake
SOUTHLAKE, Texas — Trademark Property Company and Harrison Street Asset Management have announced a joint venture to develop Shivers Farm, a 40-acre mixed-use community anchored by Whole Foods Market in Southlake, Texas, with construction expected to begin this month and a formal groundbreaking ceremony planned for the coming weeks.
The project is located at 1900 North White Chapel Boulevard and will represent the first major grocery destination north of State Highway 114 in Southlake. The total project cost is approximately $120 million.
Project Program and Design
Shivers Farm is planned to include 111,000 square feet of retail space, 38,000 square feet of Class A boutique office space in a three-story building, 37 single-family lots, and a 3-acre pad approved for hotel, entertainment, or additional retail uses. A nearly one-acre park built around existing heritage live oak trees will anchor the public realm, surrounded by restaurant patios and a curated public art program.
The Whole Foods Market building is planned as a 35,807-square-foot cold dark shell fronting the highway within the larger mixed-use assemblage. The grocer will mark its first location in the Southlake community. The commercial portion of the project is targeted for substantial completion by the end of 2027, with the Whole Foods opening anticipated in the second half of 2028.
Development partners on the project include architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn. The site is being developed in partnership with the Shivers Family Partnership, the landowner.

Leasing Activity and Office Component
Trademark has signed three leases totaling 40,199 square feet at Shivers Farm and is in active negotiations for an additional 65,000 square feet of retail and restaurant space. The firm is also finalizing the design of the three-story boutique office building.
For retail leasing inquiries, Trademark has designated David Pratt, Vice President of Leasing, and Doug Hermann, Director of Leasing, as contacts. Office leasing is being handled by Dillon Buhrkuhl, President at Pillar Commercial.
Expanding the Trademark–Harrison Street Relationship
The Shivers Farm joint venture expands an existing partnership between Trademark and Harrison Street. The two firms previously established a joint venture for Anthem, the 403,000-square-foot redevelopment of the former Lincoln Square in North Arlington, which broke ground on August 3, 2026.

Shivers Farm joins Trademark's portfolio of Dallas-Fort Worth properties, which includes Anthem, Galleria Dallas, Left Bank, Westbend, Alliance Town Center, The Vickery, and Westbend Residences. The firm has previously developed grocery-anchored mixed-use projects in the region, including Waterside, anchored by Whole Foods Market in Fort Worth, and Watters Creek, a mixed-use development in Allen.
