Arada and XTOPIA have established Arada KSA, a new real estate development company that will deliver large-scale communities across Saudi Arabia, Arada announced on 20 October 2026. Mohammed AlDhabaan, chairman of XTOPIA, has been appointed chairman of the new entity, which has access to a 10 million-square-metre land bank valued at SAR50 billion and a first project: a SAR14 billion residential master plan in north-eastern Riyadh.

Arada KSA Structure and Land Bank

Arada KSA was founded in strategic partnership with XTOPIA, a community and lifestyle company developing integrated mixed-use destinations across the region. Arada described itself as one of the world's fastest-growing master developers.

The new company's land bank spans key strategic locations in Riyadh, Jeddah and Makkah. The 10 million square metres carry a collective value of SAR50 billion, which implies roughly SAR5,000 per square metre across the portfolio, though the value is not allocated among individual sites.

AlDhabaan's appointment reflects the significance of the local partnership at the centre of the company's foundation, according to Arada. "The establishment of Arada KSA marks a significant step forward for the development of world-class communities in the Kingdom," AlDhabaan said. "Our land bank, which features key strategic locations across the Kingdom, positions Arada KSA as a platform with genuine national scale and reach. Saudi Arabia's residential market has never offered more compelling long-term fundamentals, and the combination of Arada's global track record in community building with XTOPIA's deep local expertise creates a platform with real long-term potential for the Kingdom."

Al Rimal Master Plan in Riyadh

Arada KSA's first project is a SAR14 billion residential master plan in the Al Rimal District of north-eastern Riyadh. Arada said it is one of the largest private real estate projects announced in the Saudi capital in recent years.

The development will occupy a plot of approximately 2.5 million square metres, or about 26.9 million square feet, and will comprise an estimated 3,500 villas and townhouses surrounded by 100,000 trees. Planned amenities include a school, retail, a community centre and sporting facilities. The SAR14 billion figure represents development value rather than a sale price, equating to approximately SAR4 million per planned home.

Arada KSA will work in close partnership with the relevant government authorities to develop a master plan for the site that is aligned with Saudi Arabia's housing vision and national development priorities. Arada's chief executive has said homes are expected to sell for approximately SAR1,000 to SAR1,400 per square foot.

Funding and Timeline

The Al Rimal project will be funded through a Capital Market Authority-regulated investment structure managed by a licensed financial company. Onsite construction and sales are both scheduled to begin in 2027, with construction expected to start in mid-2027 and run roughly five years.

Arada's Global Pipeline and Saudi Ambitions

The Saudi entry is the latest step in Arada's expansion. The company now has a project pipeline valued at SAR189 billion ($50 billion) across five markets, with a portfolio of more than 70,000 homes spanning the United Kingdom, Syria, Australia, the UAE and Saudi Arabia. Arada has completed 17,000 homes in total.

Before the Saudi launch, Arada reported 2025 revenue of AED6.7 billion, up 170%, and EBITDA of AED1.6 billion, up 174%. It sold 5,140 homes in 2025, compared with 2,171 in 2024. The company's pipeline across its existing markets stood at approximately AED130 billion and about 55,000 units.

Arada's chief executive has said the group plans to build approximately 100,000 homes in Saudi Arabia over the next three to five years, representing half of a planned 200,000-home group pipeline over that period. That target is considerably larger than the 3,500-home Al Rimal project.

Vision 2030 and Green Riyadh Context

The project supports the objectives of the Quality of Life Programme, one of the Vision 2030 realisation programmes, which aims to establish Saudi cities among the most liveable in the world. In Riyadh, the Royal Commission for Riyadh City is advancing that ambition through the Green Riyadh programme, which will plant 7.5 million trees across the capital and raise the per capita share of green space from 1.7 square metres to 28 square metres by 2030.

The Al Rimal plan's villa-and-townhouse format, with schools, retail and sporting facilities, targets family-oriented suburban demand in one of Riyadh's outward growth corridors. Delivery will depend on infrastructure, permitting, construction costs and sales absorption alongside the community facilities.
