Trademark and Harrison Street Launch 40-Acre Shivers Farm Mixed-Use Development in Southlake
SOUTHLAKE, Texas — Trademark Property Company and Harrison Street Asset Management have announced a joint investment in Shivers Farm, a 40-acre mixed-use development anchored by Whole Foods Market in Southlake, Texas. The approximately $120 million project is set to break ground this month, with a formal groundbreaking ceremony planned for the coming weeks.
Located at 1900 N. White Chapel Blvd., Shivers Farm will deliver 111,000 square feet of retail, 38,000 square feet of Class A boutique office space, 37 single-family lots, and a 3-acre pad approved for hotel, entertainment, or additional retail uses. A nearly one-acre park centered on preserved heritage live oak trees will anchor the project's public gathering spaces, surrounded by restaurant patios. Commercial completion is targeted for the fourth quarter of 2027, with the Whole Foods store expected to open in the second half of 2028.
A First for Southlake North of SH 114
Shivers Farm will serve as the first major grocery destination north of State Highway 114 in Southlake, filling a gap in premium grocery access despite the area's strong household income levels and residential demand. The Whole Foods Market location will be the grocer's 14th store in the Dallas-Fort Worth area and its first in Southlake.
The site sits on the east side of N. White Chapel Blvd., directly across from the Carillon Parc development, positioning Shivers Farm within a corridor that has attracted significant mixed-use investment. Southlake ranks among Texas' most affluent suburbs, a demographic profile that has supported strong pre-leasing activity ahead of vertical construction.
Trademark has already signed three leases totaling 40,199 square feet and is in active negotiations for an additional 65,000 square feet of retail and restaurant space. The boutique office component — a three-story Class A building — is in final design stages, with Trademark positioning it as a new benchmark for high-end boutique office amenities in the Dallas-Fort Worth market.
Trademark and Harrison Street Deepen Programmatic Relationship
The Shivers Farm joint venture extends an existing partnership between Trademark and Harrison Street. The two firms previously established a joint venture for Anthem, the redevelopment of the former Lincoln Square shopping center in North Arlington, which broke ground on August 3, 2026. That project, a $135 million-plus repositioning of a 43-year-old retail center on approximately 43 acres at the southwest corner of Collins Street and Interstate 30, is targeted for completion in early 2028. Upon completion, Anthem is expected to total approximately 404,000 square feet of retail, food and beverage, entertainment, and public spaces.

Placemaking and Design at the Core of Shivers Farm
Trademark is applying its placemaking approach to Shivers Farm through a curated public art program and designed gathering spaces throughout the property. The project's farmhouse-inspired architecture draws on the site's history, while the preservation of heritage live oak trees anchors the open space strategy.

The development team includes architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn. The 37 single-family lots integrated into the site are expected to provide an immediate residential customer base and support activation of the commercial components beyond traditional retail hours.

For retail leasing inquiries, Trademark has designated David Pratt, Vice President of Leasing, and Doug Hermann, Director of Leasing, as contacts. Office leasing is being handled by Dillon Buhrkuhl, President at Pillar Commercial.
Shivers Farm joins Trademark's broader Dallas-Fort Worth portfolio, which includes Anthem, Galleria Dallas, Left Bank, Westbend, Alliance Town Center, The Vickery, and Westbend Residences. The firm has previously developed grocery-anchored mixed-use projects in the region, including Waterside in Fort Worth, anchored by Whole Foods Market, and Watters Creek in Allen. Harrison Street manages approximately $109 billion in assets under management across its alternative investment platform.
