Trademark Property Company, Shivers Family Partnership Announce Whole Foods-Anchored Shivers Farm Mixed-Use Development in Southlake
Trademark and Shivers Family Partnership announced June 18, 2026, that Whole Foods Market will anchor Shivers Farm, a 40-acre mixed-use development along the SH 114 corridor in Southlake, Texas. The announcement follows the Southlake City Council's unanimous approval of the project's master development agreement on June 16, clearing a key public-process milestone that paves the way for a summer 2026 groundbreaking. Completion is slated for Q4 2027.
Project Overview: Scale and Mix of Uses
Shivers Farm is planned to include 111,000 square feet of retail, 38,000 square feet of Class A boutique office space, 37 single-family lots, and a 3-acre pad approved for hotel, entertainment, or additional retail uses. Whole Foods Market will be the first major grocer to open north of SH 114 in Southlake, according to the development team. Vertical construction on the Whole Foods store is scheduled to begin this summer.
The project will be anchored by a nearly one-acre park built around existing heritage live oak trees. A cluster of restaurants with outdoor seating is planned to surround the park. Trademark says it is in active negotiations with prospective tenants for 49,000 square feet of retail and restaurant space.
Trademark is also finalizing design on the three-story boutique office component, which the firm says will set a new standard for amenities and interiors in high-end boutique office space in the Dallas-Fort Worth area.
Site History and Community Context
The 40-acre site is described by Trademark as one of the last remaining large tracts of land in Southlake owned by the Shivers family, whose roots in the community date to the 1800s. Southlake is characterized by average household incomes above $414,000, among the highest in the country for a suburban area, according to the announcement.

Approvals and Development Timeline
The project received zoning and public incentive approval from the Southlake City Council in October 2025. The June 16, 2026, unanimous approval of the Master Development Agreement represents the second major public milestone, governing the terms of the development going forward. Together, the approvals support a summer groundbreaking and Trademark's stated commitment to creating enhanced public spaces, walkable amenities, and Southlake's first major grocery destination north of SH 114, the firm said.
Trademark says it is deploying its placemaking strategy at Shivers Farm, including a public art program and curated gathering spaces throughout the property. The project team includes architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn.
Trademark's Dallas-Fort Worth Portfolio
Shivers Farm joins Trademark's existing Dallas-Fort Worth portfolio, which includes Anthem — the former Lincoln Square — Galleria Dallas, Left Bank, Westbend, Alliance Town Center, The Vickery apartment community, and Westbend Residences. The Fort Worth-based firm has previously developed grocery-anchored mixed-use projects including Waterside, a Whole Foods Market-anchored project in Fort Worth, and Watters Creek, a mixed-use development in Allen.
Trademark describes itself as a full-service real estate firm focused on investments, development, and institutional services across retail, multifamily, office, and mixed-use properties. The firm says it has invested in, developed, or redeveloped 23 million square feet of mixed-use, multifamily, and retail assets valued at $5 billion, and currently operates an 18-property retail and mixed-use portfolio totaling over 8.5 million square feet.
