Trammell Crow Company and CBRE Investment Management Secure First Lease at Schönefeld Logistics Development Near Berlin

Trammell Crow Company and CBRE Investment Management have secured their first leasing agreement at the Schönefeld logistics development near Berlin Brandenburg Airport, the firms announced July 8, 2026. GVS Group GmbH, a food service specialist and subsidiary of METRO AG, has committed to lease approximately 10,264 square meters of gross lettable area on a 10-year term beginning June 2026, occupying one of two available units within the scheme.
The transaction represents Trammell Crow Company's first logistics lease in Germany and the first joint project completed by TCC and CBRE Investment Management in the country. CBRE Investment Management is acting on behalf of a fund managed by the firm.
Project and Location Details
The Schönefeld development is situated on a site of approximately 38,500 square meters that TCC and CBRE Investment Management acquired in 2024. The scheme will deliver a total of approximately 21,196 square meters of Grade A logistics space across two units designed to accommodate up to two occupiers. With GVS Group GmbH taking 10,264 square meters, approximately 10,932 square meters remain available in the second unit.
The project is located approximately 7 kilometers from Berlin Brandenburg Airport and 2.2 kilometers from the A117/A113 motorway interchange, providing direct access to national and international transport networks.
The building has been designed with sustainability features including energy-efficient systems, photovoltaic-ready roofing, and a targeted BREEAM "Excellent" certification. Financial terms of the lease, including rent levels and development costs, were not disclosed.
Tenant and Use
GVS Group GmbH will use the facility to support its logistics and distribution operations. The firm operates within the METRO group as a foodservice specialist.

Strategic Significance for TCC and CBRE Investment Management
For Trammell Crow Company, the Schönefeld lease marks its first logistics lease in Germany and the first collaboration with CBRE Investment Management in the country.

With one unit now leased on a decade-long term and leasing discussions described as ongoing for the remaining unit, the Schönefeld development represents TCC and CBRE Investment Management's first completed leasing milestone in their German logistics strategy.
