Trammell Crow Company, BDT & MSD Break Ground on 300,000-SF Knox & McKinney Office and Retail Tower in Dallas

A joint venture of Trammell Crow Company, BDT & MSD Partners, the owners of Highland Park Village, and The Retail Connection broke ground March 26 on Knox & McKinney, a 300,000-square-foot mixed-use tower at 4544 McKinney Avenue in Dallas's Knox Street district. The 12-story Class AA building — comprising 280,000 square feet of office space and 20,000 square feet of ground-floor retail and dining — is scheduled to deliver in 2028.

Financing for the project was provided by Goldman Sachs Alternatives and arranged by JLL. The development marks the next phase of the partnership's broader Knox Street repositioning effort, extending a program that already encompasses roughly 1 million square feet of mixed-use space located two blocks west.

Anchor Tenant and Leasing Activity

Jones Day, one of the world's largest law firms, has signed a lease for 76,000 square feet at Knox & McKinney — representing approximately 27 percent of the building's office inventory. Founded in 1893 and operating from 40 offices across five continents, Jones Day has maintained a presence in Dallas for more than three decades.

Office leasing is being led by Trey Smith, Alexandra Cullins, and Julee Amparo of CBRE. Retail leasing is overseen by The Summers Group. Jones Day was represented in its lease negotiations by Ryan Hoopes, Tom Sutherland, Kurt Richter, Art Santry, and Alexanda Boury of Cushman & Wakefield.

Project Design and Hospitality-Inspired Amenities

Knox & McKinney was designed by Pickard Chilton Architects and HKS Architects and is being constructed by DPR Construction. The tower's amenity program includes a high-end fitness center, a tenant lounge and private bar, multiple indoor-outdoor terraces, and a conference and boardroom facility. The building's location on McKinney Avenue provides walkable access to Knox Street's retail and restaurant corridor, as well as direct proximity to the Katy Trail.

Knox Street Phase 1 Context

Knox & McKinney is positioned as the next chapter of the partnership's larger Knox Street initiative, a roughly 1-million-square-foot mixed-use development located two blocks west that has since topped out. That first phase includes 150,000 square feet of office space — fully preleased to ISN Software, Paul Hastings LLP, and BDT & MSD Partners — along with 100,000 square feet of retail, The Lora apartment tower, a half-acre park connected to the Katy Trail, and The Knox Hotel and Residences, an Auberge-branded luxury hotel and condominium offering. Lifestyle and dining tenants including Sant Ambroeus, DÔEN, STAUD, TOTEME, and TWP are set to debut standalone boutiques as the district begins delivering in Summer 2026.

Financing

Goldman Sachs Alternatives, which provided financing for the project, manages more than $60 billion in real estate capital invested since 2012 and is part of Goldman Sachs Asset Management's broader alternatives platform, which oversees approximately $3.5 trillion in assets under supervision globally as of September 30, 2025.

No transaction price, loan amount, cap rate, or other deal financial terms were disclosed in connection with the groundbreaking announcement.
