Trammell Crow Company Signs 536K-SF of Industrial Real Estate Leases at Arsenal Trade Center in Sayreville, NJ

CBRE Investment Management have announced two new industrial real estate leases totaling 535,915 square feet at Arsenal Trade Center, a Class A warehouse campus in Sayreville, New Jersey, the firms announced April 7.

The leases were signed by Worldwide Logistics USA LLC and Nekteck, Inc., and bring the three-building, 1.1-million-square-foot campus to approximately 91% occupancy, with only 100,500 square feet remaining available in Building 1.

Lease Details at Arsenal Trade Center Industrial Campus

The larger of the two transactions sees Worldwide Logistics USA LLC take the entirety of Building 3, comprising 451,916 square feet. The company expects to occupy the space by May 1. In the second transaction, Nekteck, Inc. leased 83,999 square feet within Building 1 at 49 Callahan Blvd. That lease was signed in February, with Nekteck occupying the space in March.

The landlord was represented by Tom Monahan, Larry Schiffinhaus, and Brian Golden of CBRE. Jimo Liu of Cushman & Wakefield represented Worldwide Logistics, while Matt Esposito of Lee & Associates represented Nekteck in the leasing transaction.

Arsenal Trade Center: Class A Warehouse Real Estate in Central New Jersey

Located in one of New Jersey's most active industrial submarkets, Arsenal Trade Center comprises three Class A warehouse buildings totaling approximately 1.1 million square feet. Each building features 40-foot clear heights, solar panels, abundant car and trailer parking, and LEED Gold certification.

The campus has leased up steadily since mid-2024. JW Fulfillment, Inc. leased the entirety of Building 2 — 342,371 square feet — in June 2024. In December 2025, Essex Food Ingredients took 100,501 square feet in Building 1. The two newly announced leases fill Building 3 entirely and add a second tenant to Building 1, leaving only 100,500 square feet of vacancy across the campus.
