Tritec Real Estate Company Breaks Ground on $175 Million Station Yards Phase 2C in Ronkonkoma

RONKONKOMA, N.Y. — Tritec Real Estate Company broke ground Tuesday on Phase 2C of Station Yards, a $175 million addition to its mixed-use development in Ronkonkoma that will include 285 apartments and 30,000 square feet of medical office space leased to Northwell Health.
Elected officials and business leaders joined executives of Tritec and Northwell at the groundbreaking ceremony for the newest phase of the project, which sits across from the Ronkonkoma Long Island Rail Road station.
Station Yards Phase 2C: Project Details
Phase 2C will consist of three new five-story buildings on a 6.72-acre development site bordered by Union Avenue and Carroll Avenue. The site is located on Carroll Avenue between Union Avenue and Railroad Avenue. The buildings will hold 285 apartments and 30,000 square feet of medical office space. The phase was designed by Marc Spector of Woodbury-based Spector Companies.
Construction on the new Station Yards buildings is expected to take about 18 months to complete. Brookhaven's planning board approved the plan by a 7-0 vote, and demolition began to prepare the site before the groundbreaking.
Northwell Health Anchors Medical Office Space
Northwell plans to create a multi-disciplinary practice facility on the ground floor of one of the three new buildings. Northwell is the largest commercial tenant to lease space at Station Yards so far.

Guests at the ceremony included Suffolk County Executive Ed Romaine; Sarah Lansdale, commissioner of Economic Development & Planning; Lisa Mulligan, CEO of the Town of Brookhaven Industrial Development Agency; Stephen Bello, executive vice president and president of Eastern Market at Northwell Health; and Chris Coluccio, president of the MacArthur Business Alliance. Kelley Heck and Jimmy Coughlan, Tritec co-presidents, also attended.
Station Yards Scale and Earlier Phases
Station Yards, also known as the Ronkonkoma Hub, is a roughly 50-acre, $1.3 billion transit-oriented redevelopment. At buildout, Tritec says the project will include 1,450 apartments, 195,000 square feet of retail space and 360,000 square feet of office space.
Earlier components include The Core Phase 1, with 388 apartments, 70,000 square feet of retail and 16,500 square feet of office space, including Tritec's headquarters. The Core Phase 2 added 175 apartments, 1,419 square feet of retail and a second residential parking structure, and Tritec held a ribbon-cutting for that phase in June 2026. Tritec closed $113 million of financing in July 2024 for a phase consisting of 175 residential units and 1,419 square feet of retail.
Outlook for Ronkonkoma
With Phase 2C moving into construction, Station Yards adds a medical office component to a project that has centered on residential, retail and office uses near the Ronkonkoma LIRR station. The combination of housing, medical services and retail adjacent to the rail station reflects the transit-oriented model of the development.
