Tritec Real Estate Company has advanced the next phase of Station Yards in Ronkonkoma, New York, with construction of three new buildings that will include 285 apartments and 30,000 square feet of medical space for Northwell Health. The phase is part of a $1.3 billion effort to create Long Island's largest transit-oriented development.

Developers held a groundbreaking ceremony for the phase last week. The development sits across from the Ronkonkoma Long Island Rail Road station and is also referred to as the Ronkonkoma Hub.

Phase 2C Scope and Timeline

The new phase, known as Phase 2C, covers a 6.72-acre site on Carroll Avenue between Union Avenue and Railroad Avenue. It consists of three five-story buildings and represents an investment of approximately $175 million.

The first new building, on Union Avenue, is expected to be completed by summer 2027. The remaining two buildings are scheduled for completion in 2028.

Northwell Health has leased the 30,000-square-foot medical office component and plans a multidisciplinary practice facility on the ground floor of one of the buildings.

Murals Add to Station Yards Public Spaces

The announcement coincided with the unveiling of two large murals at the project. One is on the exterior of the parking garage on Union Avenue, and the other is on the side of the French Workshop on Hawkins Avenue.

"Being able to facilitate public art projects like this brings art to these big developments," Patchogue Arts Council Executive Director Beth Giacummo said.

The murals are part of a $1 million grant from the New York Council on the Arts to fund public arts projects statewide this year. Spain-based artist Lula Goce created the works over the past three weeks. She said the murals are intended to help make Long Island more vibrant and walkable.

Station Yards Buildout and Market Context

At full buildout, Station Yards is planned to span roughly 50 to 53 acres and include 1,450 apartments, 195,000 square feet of retail space and 360,000 square feet of office space. As of March 2026, the project had 877 completed apartments, with a 175-unit building expected to be completed in June.

The development sits on a former industrial and retail area north of the Ronkonkoma station, and its transit access is central to its density and walkability strategy. Suffolk County officials have separately sought proposals for the south side of the Ronkonkoma station, while Station Yards continues to add a concentration of housing on the north side.

The pairing of apartments with an institutional healthcare tenant such as Northwell Health adds an employment-oriented use to the district's residential and retail components.

Outlook

With Phase 2C under construction, the first of its three buildings is scheduled to open next summer, followed by the remaining two in 2028, moving the $1.3 billion Station Yards plan closer to its 1,450-apartment target.
