Virtual Vaults Extends 1,130-Square-Meter Office Lease at Rotterdam's Brainpark I, With Colliers and CBRE Advising

Virtual Vaults has signed a long-term extension of its office lease at K.P. van der Mandelelaan 60 in Rotterdam, keeping the virtual data room provider anchored at Brainpark I with more than 1,130 square meters of space spread across four floors and 33 parking spaces. Colliers advised landlord Newomij on the transaction, announced Sept. 22, 2026, while CBRE represented Virtual Vaults.

Deal Details: Tenant Stays at Brainpark I

The leased space totals approximately 12,163 square feet, occupying four stories within the office building at K.P. van der Mandelelaan 60. The property sits on Brainpark I, a Rotterdam office park directly adjacent to the A16 motorway and within walking distance of the Kralingse Zoom metro station. The building carries an energy label A rating.

Virtual Vaults provides secure virtual data rooms for advisers and deal teams handling transactions. Its platform combines preparation, due diligence and closing in a single digital environment, serving the mergers-and-acquisitions and transaction-advisory ecosystem. The company cited the continued alignment between the building and its operational requirements as a key factor in the renewal decision.

Newomij, the building's owner, is continuing to invest in the property's common areas and sustainability, a commitment that factored into Virtual Vaults' decision to extend rather than relocate.

Brainpark I: An Office Park in Transition

The lease extension takes place against a backdrop of significant change for the Brainpark I district. The business park is in the process of being transformed from a traditional office campus into a mixed-use urban district. Broader redevelopment plans target approximately 3,000 homes alongside workspaces, hospitality, meeting facilities and public amenities.

Residential development is already underway in the area. A project at K.P. van der Mandelelaan 130 is planned to replace an existing office building with 614 studios and apartments, while two additional residential buildings between a future esplanade and K.P. van der Mandelelaan are planned to add 419 homes. The Max Euwe Quarter, adjacent to Erasmus University and the Kralingen neighborhood, is another component of the Brainpark I transformation.

For Virtual Vaults, committing to the location means occupying an established office building in a district expected to gain a more urban mix of housing, services and amenities over time. For Newomij, the renewal preserves occupancy and income from a functioning office asset as the wider Brainpark area evolves.

Rotterdam Office Market Context

The transaction reflects broader dynamics in the Rotterdam office market, where overall availability remains material but well-located, higher-quality and more sustainable space is becoming relatively scarce. Rotterdam office take-up reached approximately 9,000 square meters in the second quarter of 2026, bringing first-half volume to about 22,100 square meters, broadly in line with the same period in 2025.

Rotterdam office vacancy stood at 7.3% in 2026, up from 6.3% the prior year, even as development pipelines slow and scarcity in the prime segment supports rental growth. Prime rents in Rotterdam's central business district have risen by 6% to 8% annually over the past several years, reflecting occupier demand for amenity-rich, accessible and energy-efficient buildings — characteristics that K.P. van der Mandelelaan 60 offers through its energy label A rating, motorway access and metro connectivity.

Market indications place Brainpark rents broadly in the range of €140 to €170 per square meter per year.
