Accesso Partners, LLC, a South Florida-based developer, is advancing Ovation Orlando, a planned 670,000-square-foot mixed-use shopping, dining and entertainment district on the former Orlando Sun Resort site less than a mile from Walt Disney World Resort. The firm said a phased construction schedule will break ground in the first half of 2027, with all districts expected to open in 2028. The schedule represents a delay from the developer's earlier first-quarter 2026 groundbreaking target.

Ovation Orlando Timeline and Site Status

Ovation Orlando will replace the abandoned Orlando Sun Resort property at the northeast corner of Interstate 4 and U.S. 192 in Osceola County. The project address is 6375 W. Irlo Bronson Memorial Highway, Kissimmee, Florida 34747. Accesso Partners purchased the 76-acre property in 2025 for just over $70 million, working in partnership with Meyers Group. That price equates to roughly $921,000 per acre.

Years of neglect and overgrowth required extensive demolition and land clearing at the site. The work began in February, and debris removal is still under way. Land clearing was nearly complete as of Oct. 13.

An Accesso Partners representative said construction of the remaining phases will begin shortly after the first phase breaks ground. Tenant confirmations and construction updates will be released when available.

Development Program: Retail, Dining, Entertainment and Hotels

The planned 670,000 square feet of mixed-use space is divided approximately as follows:

  • Restaurants: 33%, or about 221,100 square feet
  • Entertainment: 33%, or about 221,100 square feet
  • Retail: 34%, or about 227,800 square feet

The project also includes three signature hotel properties totaling 740 units. As with Disney Springs, Ovation's tenant mix will occupy district-style zones, each with its own ambiance. The developer is seeking new-to-market restaurants, upscale shops and retailers.

Three Themed Districts Replace Earlier Five-Zone Plan

A preliminary list of five themed zones has been reorganized into three: the Garden, the Gallery and the Vibe. New renderings show concepts for each. The design phase remains in progress, and changes are possible.

The Garden

The Garden is a waterfront setting with tropical landscapes, dining and boutique retail. Shaded promenades, patio dining and walking paths are planned to offer shoreline views.

The Gallery

The Gallery is envisioned as a creative hub blending art, technology and immersive retail experiences, anchored by one of the hotel properties. Interactive installations and innovative tenants are planned.

The Vibe

The Vibe is designed as a high-energy, media-rich environment with flagship retail, dining and entertainment. Bars, lounges and restaurants are planned to line the street with patios, vibrant lighting and digital facades.

Leasing Activity

No tenants have been confirmed. Leasing is under way, and the developer reports "significant interest from leading national and international brands." Letters of intent have been submitted for about 450,000 square feet of space, equal to roughly 67% of the planned commercial area. Letters of intent are not executed leases.

Market Context

The site sits at a full interchange on I-4 and U.S. 192, about one mile from Walt Disney World and near Celebration, within Orlando's theme-park corridor. Ovation will compete with established visitor-oriented retail and entertainment destinations, including Disney Springs and the broader International Drive, U.S. 192 and Celebration-area commercial corridors. Some locals have described the project as "Disney Springs 2.0."

The project's status has shifted from acquisition and demolition toward tenant recruitment and phased construction. With groundbreaking now expected in the first half of 2027 and openings targeted for 2028, Accesso Partners, LLC's next milestones are tenant confirmations and the start of construction.
