Art-Invest Real Estate Celebrates Topping-Out at Xperience Quartier Mixed-Use Development Near Munich

Art-Invest Real Estate celebrated a topping-out ceremony on Sept. 17, 2026, for the Xperience Quartier in Taufkirchen near Munich, marking a key construction milestone for the mixed-use development approximately one year after work began in August 2025. The project will deliver more than 22,000 sqm of office, hotel, and conference space across two 27-meter-high buildings connected by a central plaza, with an associated parking garage offering more than 350 car spaces.

Tobias Wilhelm, managing director at Art-Invest Real Estate, joined Taufkirchen Mayor Dr. Sebastian Thoma, Nils Köster of general contractor Köster GmbH, and Inka Tews, CHRO of anchor tenant HENSOLDT AG, along with construction workers and guests from business and government, to raise the traditional topping-out wreath.

Project Components and Delivery Timeline

The Xperience Quartier is designed by internationally recognized architecture firm HENN and is being built by Köster GmbH as general contractor. The development comprises two distinct buildings at Ludwig-Bölkow-Allee 3, 82024 Taufkirchen, which Art-Invest acquired in 2023.

The office building, totaling more than 12,000 sqm, is fully pre-let to HENSOLDT AG under a long-term lease for approximately 12,300 sqm. HENSOLDT will relocate its German headquarters from its current nearby location to the Xperience Quartier following the building's planned completion at the end of 2027. The new headquarters will accommodate more than 400 employees and will include a new executive floor alongside modern, sustainably designed workspaces.

The second building, scheduled for completion in early 2028, will house a 120-room hotel with a fitness area, along with approximately 5,000 sqm of office and conference space that remains available for lease. The overall project is expected to reach full completion by the second quarter of 2028. The development also includes more than 100 bicycle spaces.

Strategic Location in Munich's Aerospace and Defense Cluster

The Xperience Quartier sits directly opposite the new Space Valley campus of TU München, described as Europe's largest aerospace campus, and in immediate proximity to Airbus' corporate headquarters and the Jochen Schweizer Arena experiential venue. The surrounding cluster includes established firms such as Isar Aerospace, Infineon, and Panasonic, positioning the development within a specialized innovation, defense, and aerospace submarket.

Taufkirchen Mayor Dr. Sebastian Thoma highlighted the municipality's identity as a research and development hub for the aerospace and defense sectors. "Our municipality is growing and is aware of its role as a research and development location for the aerospace and defense industry," he said. "The modern office spaces offer growth prospects for existing companies at the location or for new arrivals. At the same time, long-awaited adequate accommodation options will be provided by the hotel."

HENSOLDT CHRO Inka Tews said the project's progress has made the company's planned relocation feel tangible. "I can already imagine very well how my employees and I will move in here soon," she said. "We see how mutual trust and intensive collaboration are creating a space for encounter and the ideas of tomorrow."

Financing and Sustainability

The Xperience Quartier is financed through a green loan provided by UniCredit, indicating the project meets defined environmental performance criteria. HENSOLDT's long-term anchor lease on the fully pre-let office component supports the project's financing structure.

Art-Invest Real Estate pursues a "Manage to Core" investment strategy across office, retail, hotel, residential, and school assets in metropolitan regions in Germany, Austria, the United Kingdom, and Scandinavia. The firm, founded in 2010 by its managing shareholders and the Zech Group, currently manages a real estate portfolio of approximately 12.5 billion euros and employs more than 300 people.

Outlook: Hotel and Conference Lease-Up Ahead

With the office component fully committed to HENSOLDT, Art-Invest Real Estate is now focused on leasing the hotel and conference portions of the Xperience Quartier. The 5,000 sqm of office and meeting space within the hotel building, along with the 120 hotel rooms, remains available for lease.

Tobias Wilhelm credited the collaborative approach among architects, planners, the general contractor, and the financing bank for reaching the topping-out milestone. "The close and trusting cooperation with architects, planners, our general contractor, and the financing bank enables us to celebrate an important milestone of the Xperience Quartier today," he said. "Now the buildings are taking shape and give a sense of the radiance that will emanate from the quarter in the future. My first and most important thanks go to all the construction workers from Köster."

Nils Köster, CEO of Köster GmbH, noted the firm's prior history with Art-Invest Real Estate. "For me, it is always a moving moment when I hear the topping-out speech," he said. "Especially since we have been accompanying the project for five years already and have successfully realized projects with Art-Invest Real Estate in the past, I am particularly pleased to be here today."
