BGO and PRODAC Industrial Real Estate have delivered a purpose-built European headquarters for Barnet Europe in Eschweiler, Germany, completing a 23,000-square-meter industrial and office complex on schedule and to the DGNB Platinum sustainability standard. The project, located at Graf-Zeppelin-Straße 3 in Eschweiler, consolidates Barnet Europe's operations previously spread across sites in Aachen and Raeren, Belgium.

Project Specifications and Design

The development occupies a site of approximately 41,400 square meters and comprises two industrial halls and a two-story office annex. The space breakdown includes approximately 19,400 square meters of logistics area, approximately 1,800 square meters of office and social space, and approximately 1,700 square meters of storage mezzanine. A clear internal height of 10 meters and 73 automobile parking spaces complement the scheme, along with electric-vehicle charging infrastructure for cars and bicycles.

The office areas were designed around an open-plan structure with generous glass partition walls, integrated sound insulation elements and a contemporary color concept intended to support cross-departmental collaboration. The building was constructed by Goldbeck as general contractor, with Modevconsult providing technical project management. BGO served as investor and owner, and PRODAC Industrial Real Estate acted as project developer.

The site was acquired by BGO from RWE AG before construction began. A building permit was issued in April 2025, with construction commencing in spring 2025 and reaching completion in September 2026.

Sustainability and Building Technology

The complex was developed to the DGNB Platinum standard of the German Sustainable Building Council. Photovoltaic systems, heat-pump technology and intelligent building controls for energy management are incorporated throughout. The sustainability program also includes biodiversity measures on the site.

Strategic Rationale for Barnet Europe

Barnet Europe, an internationally active production, recycling and trading company, is using the new facility to merge its Aachen operation and the Prefil facility in Raeren, Belgium. Approximately 100 employees were initially expected to relocate to the new site.

Market Context: German Industrial and Logistics Real Estate

The completion arrives as Germany's industrial and logistics real estate market shows strengthening occupational fundamentals. Warehouse and logistics take-up reached approximately 3.0 million to 3.35 million square meters in the first half of 2026, an increase of roughly 11% to 23% year over year. Big-box vacancy fell 0.3 percentage points to 4.7% from the end of 2025, partly reflecting a slowdown in speculative construction. Average prime rents in Germany's top five logistics markets rose approximately 4.1% year over year to €9.21 per square meter per month, with prime yields remaining broadly stable at approximately 4.5%.

Investment transaction volumes were mixed across market reports. German industrial and logistics transactions reached €1.4 billion in the first quarter of 2026, up 16% year over year, while first-half figures varied by methodology across market observers, with logistics representing approximately 17% of total German real estate transaction volume.

The tightening of available modern space and the decline in speculative development underscore the strategic value of pre-committed built-to-suit arrangements. For BGO, the project secures a long-term corporate occupier from completion. For Barnet Europe, the arrangement delivered a facility designed around its production, storage and administrative requirements. Eschweiler's proximity to Aachen and the Belgian border further positions the site within Barnet Europe's established cross-border operating network.
