The Acquisition and Strategic Rationale

The acquisition presented an immediate mark-to-market leasing opportunity, according to Buchanan Capital Partners. The property is situated within the San Isidro East Point Center in Laredo's north industrial corridor, which the firm described as the "Main & Main" for industrial product in the region. The corridor sits at the intersection of U.S. Customs and Border Patrol's World Trade Bridge and major interstate access, making it a sought-after location for distribution, warehousing, and related industrial uses.

The property sits 3.5 miles — a sub-10-minute drive — from the World Trade Bridge, which handles approximately 60% of truck traffic between the United States and Mexico and is the largest overland port of entry in the nation. The bridge is slated to double its capacity within the next three years, a development Buchanan Capital Partners cited as a key factor in the acquisition's long-term positioning.

The San Isidro submarket has attracted major corporate tenants including Sony Electronics, Cisco, and Uber Freight, according to the firm's announcement. Buchanan Capital Partners noted that the park's direct access to major transportation routes has also spurred the development of an adjacent commercial strip, further supporting employer and employee activity in the area.
