Buchanan Capital Partners Acquires 72,868 SF Industrial Warehouse in Laredo's San Isidro Submarket

Buchanan Capital Partners has completed the off-market real estate acquisition of a 72,868-square-foot tilt-wall industrial warehouse at 11018 Delta Drive in Laredo, Texas, the firm announced. The warehouse real estate deal, executed on a 100% vacant asset, is positioned to capitalize on leasing demand in the San Isidro submarket — a corridor that has maintained 99% or higher occupancy for the past decade.
The Acquisition and Strategic Rationale
The acquisition presented an immediate mark-to-market leasing opportunity, according to Buchanan Capital Partners. The property is situated within the San Isidro East Point Center in Laredo's north industrial corridor, which the firm described as the "Main & Main" for industrial product in the region. The corridor sits at the intersection of U.S. Customs and Border Patrol's World Trade Bridge and major interstate access, making it a sought-after location for distribution, warehousing, and related industrial uses.
Financial terms of the transaction, including purchase price, price per square foot, and financing details, were not disclosed.
Buchanan Capital Partners identified the investment strategy as value-add, with the vacant building offering the opportunity to lease up at current market rates in a submarket with limited historical availability. The firm noted that the San Isidro East Point Park's sustained occupancy is driven by seamless access to key transportation routes, including Interstate 35, as well as proximity to labor, housing, and employee amenities.
Proximity to the World Trade Bridge and Cross-Border Trade
The property sits 3.5 miles — a sub-10-minute drive — from the World Trade Bridge, which handles approximately 60% of truck traffic between the United States and Mexico and is the largest overland port of entry in the nation. The bridge is slated to double its capacity within the next three years, a development Buchanan Capital Partners cited as a key factor in the acquisition's long-term positioning.
The San Isidro submarket has attracted major corporate tenants including Sony Electronics, Cisco, and Uber Freight, according to the firm's announcement. Buchanan Capital Partners noted that the park's direct access to major transportation routes has also spurred the development of an adjacent commercial strip, further supporting employer and employee activity in the area.
Property Details
The single-building asset at 11018 Delta Drive comprises 72,868 rentable square feet of tilt-wall industrial construction. The property was 100% vacant at the time of acquisition. Year of construction and additional physical specifications were not disclosed in the announcement. No tenants were in place at closing.
Buchanan Capital Partners did not disclose a target lease-up timeline, asking rents, or prospective tenant details in connection with the announcement.
