Buchanan Capital Partners and The Garrett Companies have closed their second joint venture on South Havana Apartments, a 368-unit, Class-A multifamily development positioned within Denver's Tech Center submarket, the firms announced Feb. 18, 2026.
The development is located in Centennial, Colorado, within Denver's southeast corridor. The site offers direct access to I-25, E-470, and Parker Road.
Project Overview
South Havana Apartments consists of 14 residential buildings and multiple amenity centers, offering a diverse unit mix designed to serve both young professionals employed in the Denver Tech Center and families seeking access to the Cherry Creek School District — Colorado's top-ranked school district, according to the firms.
The project represents BCP's second joint venture with The Garrett Companies, following the 2024 closing of Elevate At Fillmore Apartments in Colorado Springs. Total project capitalization was not disclosed.

South Havana occupies a location within Denver's southeast corridor, one of the metro's strongest engines for employment and population growth, according to the firms. With direct access to I-25, E-470, and Parker Road, the site is minutes from the Denver Tech Center, Inverness Business Park, and Meridian International Business Center — collectively home to Fortune 500 companies, regional headquarters, and high-income employment centers.
Premier retail and services, including Park Meadows Mall, Costco, Sam's Club, Sky Ridge Medical Center, and Cherry Creek State Park, are located nearby. Within a seven-minute drive, residents have access to five different grocery stores, according to the firms.
