Buchanan Capital Partners Forms Joint Venture for Industrial Development

Buchanan Capital Partners announced a joint venture partnership with Crow Holdings to develop Rock Creek Center, a 423,852-square-foot industrial project in Whitsett, North Carolina. The development consists of two rear-load buildings on 36 acres along the I-85 corridor between Greensboro and Burlington.

The project features 36-foot clear heights, 205-foot shared truck courts, and flexible configurations designed to accommodate logistics and advanced manufacturing tenants. The development is located within an established industrial park that currently houses Amazon, FedEx, Duke Energy, Lenovo, and Ralph Lauren.

Strategic Location in High-Growth Corridor

The Piedmont Triad sits at the heart of North Carolina's Carolina Core, one of the state's fastest-growing economic regions. The site provides direct access to I-85 and proximity to both Charlotte and Raleigh-Durham, allowing same-day reach to more than half of the U.S. population.

Toyota's $13 billion battery manufacturing facility is under construction 20 minutes east of the site, an anchor investment expected to generate thousands of direct and supplier jobs. The surrounding corridor continues to attract attention from logistics and manufacturing users seeking space with connectivity, labor access, and competitive operating costs.

Partnership Structure and Development Team

Rock Creek Center is being developed in partnership with Crow Holdings Industrial, one of the nation's most active industrial developers. Dodson Schenck and Will Henderson of CBRE are leading leasing efforts, with the North Carolina division of Crow Holdings' industrial team managing the complex. ARCO Murray serves as general contractor.
