CBRE arranged an $83 million acquisition loan from New York Life for ORIX Capital Corporation to finance the purchase of AMLI Lenox, a 391-unit luxury multifamily community in Atlanta's Buckhead neighborhood, the firm announced Oct. 22.

The 24-story tower is located at 3478 Lakeside Dr. NE and sits within a larger master-planned residential campus. The property, which is expected to be rebranded Akari Buckhead, was 96% occupied at the time of financing.

CBRE Debt & Structured Finance Team Led Financing for ORIX

CBRE's Debt & Structured Finance team, led by Robert LaChapelle and Blake Cohen, arranged the loan on behalf of ORIX. New York Life provided the financing, which carries a fixed rate.

CBRE's Southeast multifamily team of Shea Campbell, Ahish Cholia, Colleen Hendrix and Don Hoffman arranged the sale of the property on behalf of the seller, AMLI Residential.

"It was a pleasure working with the ORIX Corporation USA team as they look to scale their presence in Atlanta. Given the quality of both the asset and sponsorship, we were able to source a variety of competitive financing options across multiple lender cohorts, but the sponsor ultimately decided that a fixed rate, life company execution was most accretive to their business plan," said Cohen.

AMLI Lenox Property Details

Completed in 2020, AMLI Lenox is a single 24-story residential tower with 391 units. The $83 million loan equates to roughly $212,276 per unit, a financing metric that does not reflect the property's purchase price.

The community serves as a centerpiece of AMLI's 1,302-unit, four-property campus surrounding the 1.5-acre Marie Sims Park in Buckhead. The transaction involves a single asset rather than the full campus.

CBRE described Buckhead as one of Atlanta's most established live-work-play districts, with proximity to major employment centers, retail destinations and transit connectivity.

Buckhead Multifamily Market Context

CBRE said recent multifamily fundamentals in Buckhead have continued to outperform many peer submarkets, supported by limited new supply and sustained demand for high-quality housing near the district's employment, retail and entertainment amenities.

Only 0.9% of existing apartment inventory in Buckhead was under construction, among the lowest levels in metro Atlanta. Midtown and Downtown Atlanta followed at 1.2% and 1.4%, respectively. Buckhead has also been identified as one of the metro's leading rent-growth submarkets.

Across the metro, Atlanta recorded 5,984 units of net absorption in the second quarter of 2026, compared with 2,703 deliveries. Occupied apartment stock rose 1.8% year over year to 564,659 units. Vacancy was 5.86%, down from 6.45% in the first quarter but modestly higher than a year earlier, with a forecast calling for vacancy to reach 5.6% by year-end.

CBRE's Atlanta outlook indicates the region's construction pipeline has contracted about 60% from its 2023 peak, with marketwide vacancy expected to remain broadly flat through year-end.

Fixed-Rate Life Company Execution

According to CBRE, the sponsor reviewed financing options from multiple lender groups before selecting a fixed-rate loan from New York Life, a life company lender. The transaction also reflects CBRE's role on both sides of the deal, with its investment sales team representing the seller and its debt team placing the acquisition financing for ORIX.
