Nuveen Acquires 13-Property Western Retail Portfolio for $445.5M; JLL Arranges $239M U.S. Bank Financing
Nuveen Real Estate has acquired a 13-property open-air retail portfolio spanning California, Colorado and Washington for $445.5 million, JLL Capital Markets announced Nov. 2. JLL represented Nuveen in the acquisition and arranged $239 million in financing from U.S. Bank covering 11 of the 13 properties.
The portfolio totals approximately 1.89 million square feet and is made up primarily of grocery-anchored community and neighborhood shopping centers, according to JLL. The firm said the transaction is one of the largest anchored retail portfolio deals completed in the Western United States in recent years.
Portfolio Composition and Tenancy
The portfolio includes six properties in California, four in Colorado and three in Washington. The assets are 93.5% leased in aggregate, according to JLL.
Grocery anchors include Safeway, Walmart Neighborhood Market, Sprouts, FoodMaxx and Grocery Outlet. Other national retailers at the centers include Target, TJ Maxx, Marshalls, Ross and Best Buy.
Based on the announced price and square footage, the deal prices at approximately $235.71 per square foot, with an implied average of about $34.27 million per property. The average asset size is roughly 145,385 square feet. With the portfolio 93.5% leased, approximately 122,850 square feet remains unleased.
JLL Advisory Team and Financing from U.S. Bank
The JLL Capital Markets Investment Sales and Advisory team representing Nuveen was led by Managing Director Daniel Tyner, Senior Managing Directors Geoff Tranchina and Gleb Lvovich, and Managing Director Eric Kathrein. JLL's Debt Advisory team was led by Americas President Kevin MacKenzie, Director Spencer Bergthold and Managing Director John Marshall.
The $239 million U.S. Bank financing covers 11 of the 13 properties and equates to roughly 53.7% of the purchase price. Two assets sit outside the financing package.
"Investor demand for high-quality, well-located retail remains strong, and this portfolio provides Nuveen with scale and geographic diversification across multiple West Coast markets," Tyner said. "The combination of well-located infill centers paired with future growth potential at each asset made this portfolio extremely attractive in today's market."
Lvovich said the collaboration reflected the coordination of JLL's West Coast team. "Our retail pipeline and activity across the region provided real-time pricing data, which allowed us to deliver informed, timely advice across three West Coast markets," he said.
MacKenzie said the sales and debt teams worked together on the assignment. "This is a great example of our sales and debt teams collaborating to optimize results for an important client. The combination of a strong sponsor, quality of assets, liquidity in the debt markets and demand for retail created numerous options through a curated process," he said.
Market Context for Western Grocery-Anchored Retail
The acquisition comes as institutional capital returns to retail real estate. U.S. retail investment volume reached $33 billion in the first half of 2026, up 14% year over year, with investors more inclined toward acquisitions than dispositions. Trailing 12-month U.S. retail sales volume stood at $78.2 billion in the third quarter of 2026, with average cap rates near 7.4%.
Supply conditions in the West have remained tight. Retail vacancy in the region was approximately 5.0% in suburban markets and 7.3% in urban markets in the second quarter of 2026, and the average Western U.S. retail sale price was approximately $308 per square foot. The Nuveen portfolio's implied price of about $236 per square foot sits below that average, though the comparison does not account for differences in location, tenancy, age or asset quality.
New construction has been limited. Western U.S. retail deliveries were forecast at 7.2 million square feet in 2026, compared with roughly 10 million square feet annually 15 to 20 years ago in one major Western market. In at least one high-growth Western market, shopping-center vacancy has stayed below 5% for several quarters. Ten of 12 major Western markets had also recovered to at least 90% of pre-pandemic visitation levels.
Outlook
For Nuveen, the acquisition adds scale and three-state geographic diversification in grocery-anchored retail, a segment oriented toward necessity-based tenants. The portfolio's 6.5% unleased space represents potential leasing upside. JLL said limited new supply and population growth in the portfolio's markets continue to support retailer demand, alongside infill demographics around each asset.
