Redevco Acquires Four-Asset German IOS Portfolio With CBRE Advising on Transaction

Redevco has acquired a portfolio of four industrial outdoor storage assets in Germany, adding 87,000 square meters (approximately 936,500 square feet) of fully occupied, transport-led logistics space to its European platform. CBRE consulted on the transaction. The deal was announced Sept. 2, 2026.

The portfolio consists of three MAN Truck & Bus service facilities located in Frechen, Hirschberg and Langenhagen, and a full-serviced KMS Autohof truck stop in Malsfeld. All four assets are 100% occupied and positioned along key German motorway corridors serving the Cologne, Mannheim, Hanover and Kassel regions.

Portfolio Composition and Scale

The acquisition lifts Redevco's total logistics platform to approximately 11.9 million square feet and roughly €1 billion in assets under management across 32 assets. Within that broader platform, the firm's industrial outdoor storage sub-portfolio now stands at 6.4 million square feet and €225 million in AuM across 17 assets.

The four German assets collectively provide 87,000 square meters of gross lettable area. The total consideration for the portfolio is approximately €50 million, implying a price of roughly €575 to €580 per square meter.

Osborne Clarke, Nova Ambiente, Goldbeck Services and Colliers were mandated by Redevco on the transaction.

Asset Locations and Motorway Access

The Frechen asset, situated west of Cologne, is positioned near the A4 and A1 motorways and serves one of Germany's most active logistics regions. The Hirschberg facility, located east of Mannheim with direct access to the A5 corridor, connects the Frankfurt Rhine-Main region with southern Germany along a major north-south freight spine.

The Langenhagen facility sits north of Hanover, close to Hanover Airport, with access to the A352, A2 and A7 motorways. The A2 serves as a key east-west route linking the Ruhrgebiet with Berlin and Poland, while the A7 is Germany's longest north-south motorway. The Malsfeld truck stop is located on the A7 near the A7/A4/A5 intersection, providing both north-south and east-west connectivity through central Germany.

Strategic Context for Redevco's IOS Expansion

The German acquisition is the third industrial outdoor storage transaction Redevco has completed within approximately one month, following deals in Spain and the United Kingdom. The firm manages approximately €10.5 billion in assets under management across Europe.

The three MAN Truck & Bus facilities function as heavy-vehicle service and outdoor storage and parking sites, while the Malsfeld KMS Autohof provides fueling, parking, food service and driver amenities for long-haul truck operators.
