Colliers Arranges Sale of Doylestown Retail Site to Fred Beans Family of Dealerships for Ford Truck Center Redevelopment
DOYLESTOWN, Pa. — Colliers has arranged the sale of a 1.8-acre retail property at 857 N Easton Road in Doylestown, Pennsylvania, from Bergey's Auto Group to Fred Beans Family of Dealerships, the firm announced Sept. 4. The site will be redeveloped into an approximately 20,000-square-foot Fred Beans Ford Truck Center.
Rich Weitzman, a senior vice president in Colliers' Philadelphia office, handled the full transaction on behalf of both parties.
Transaction Details and Site Profile
The property at 857 N Easton Road sits on 1.82 acres and carries approximately 4,748 square feet of existing improvements built in 1964 and renovated in 1985. The planned redevelopment will replace those structures with a new facility targeting the commercial truck segment of the automotive retail market.
The Easton Road corridor in Doylestown already hosts multiple Fred Beans-branded dealerships, with locations at 827, 830, 854, 858, and 876 N Easton Road, underscoring the dealer group's concentration in the local auto retail market. The addition of 857 N Easton Road extends that footprint further along the same commercial strip.
"Colliers was able to bring together two established automotive organizations with whom we have had long standing relationships to accomplish a successful outcome for both," Weitzman said.
Fred Beans Expands Its Regional Dealership Network
The Doylestown acquisition is part of a broader growth trajectory for Fred Beans Family of Dealerships. The company added four Abington dealerships and a collision center in 2024, expanding its count to roughly 27 dealerships, and subsequently acquired three dealerships and a body shop in Mechanicsburg, bringing the total to approximately 30 locations. The group now operates about 31 stores across Pennsylvania and New Jersey.
For Fred Beans, the 857 N Easton Road site represents a redevelopment opportunity rather than a straightforward property acquisition — the company is replacing an older, smaller structure with a purpose-built truck center in a market where it already has an established presence.
Bergey's Auto Group Monetizes a Well-Located Asset
The seller, Bergey's Auto Group, divested a parcel on one of Bucks County's primary automotive retail corridors. Legacy dealership parcels on high-visibility roads in established suburban auto clusters tend to attract capital based on location, visibility, and replacement value, and the Easton Road corridor fits that profile.
The broader Philadelphia-area retail market has remained relatively firm. Regional retail vacancy stood at 8.1% in the second quarter of 2026, down 30 basis points from the prior quarter. Retail cap rates in the Philadelphia region have ranged widely depending on asset quality and lease structure, with indications in Delaware County spanning from 4.8% to 10.6% and a regional retail cap-rate reference of 6.7% in the second quarter of 2026.
Market Context: Suburban Auto Retail Real Estate
The transaction reflects a pattern in suburban Philadelphia commercial real estate where owner-occupiers and redevelopment-oriented buyers are willing to pay for well-located sites even when existing improvements have limited residual value. Dealership sites in particular tend to be evaluated on their corridor visibility and proximity to complementary auto retail uses — both of which the Easton Road location offers.
