Colliers Brokers 14,500-Square-Meter Leasing Package at Aroundtown's De Admiraal in Rotterdam
Colliers has brokered a package of office leasing transactions totaling 14,500 square meters at De Admiraal, a 12-story office building at Admiraliteitskade 62–79 in Rotterdam, owned by Aroundtown. The deals — comprising a major lease renewal and agreements with four new tenants — secure stable occupancy at the energy-efficient tower for the foreseeable future.
Lease Renewal and New Tenants Lock In Occupancy
The building's head tenant extended its lease for approximately 8,400 square meters. Colliers advised the head tenant on the renewal and also acted on behalf of Aroundtown, the building's owner, in bringing all lease agreements to completion.
Four new tenants collectively signed for 5,000 square meters of office space: Nevesbu, Chane Terminals, Samenwerkingsverband Koers VO, and Doctors at Soap. Nevesbu, a naval architecture and marine engineering firm, was represented in its transaction by CBRE. Samenwerkingsverband Koers VO, a regional secondary-education collaboration, was advised by Molenaar Bedrijfshuisvesting.
With 14,500 square meters now committed across the renewal and new leases, De Admiraal's total leased space represents approximately 78 percent of the building's roughly 18,500 square meters of office area.
About De Admiraal
De Admiraal, located at Admiraliteitskade 62–79 in Rotterdam's Struisenburg/Kralingen district, is a multi-tenant office building constructed in 2003. The 12-story tower offers more than 18,000 square meters of office space and includes underground parking. It carries an energy label of A++ and holds a BREEAM In-Use "Good" certification.
The building sits between Kralingen and Rotterdam's city centre, overlooking the inner harbour and near Oostplein. The location offers access to metro, tram, and bus connections to Rotterdam Centraal, as well as proximity to major motorways. The surrounding area combines office, hospitality, and residential uses.
Colliers and Aroundtown's Role
Colliers served a dual advisory role in the transaction cluster, representing both Aroundtown as the building owner and the head tenant in the lease renewal. The firm also intermediated all lease agreements with the landlord across the full set of transactions. The Colliers team involved in the deals included Willem Noorland, Senior Advisor Agency; Birgitta Padberg, Director Business Development; and Jacqueline van Woerkom, Senior Consultant.
Aroundtown owns De Admiraal as part of its European office portfolio. The leasing activity at the Rotterdam asset reflects efforts by the owner to stabilize occupancy for the coming years.
Rotterdam Office Market Context
Rotterdam's fringe-core office market has seen sustained occupier interest, with demand from a diverse range of tenants — spanning engineering, logistics, education, and healthcare services — supporting leasing activity at well-located, high-specification buildings. De Admiraal's A++ energy rating and BREEAM certification position it among the more sustainability-compliant assets in the market.
The multi-tenant structure now in place at De Admiraal — spanning sectors including marine engineering, port logistics, education administration, and medical services — diversifies the building's income base and reduces reliance on any single occupier.
