Colliers Brokers $30 Million Sale of Vista Del Rio Manufactured Housing Community in Vancouver, Washington
Colliers announced the $30 million sale of Vista Del Rio, a 213-site manufactured housing community at 17401 SE 39th Street in Vancouver, Washington. Colliers Vice President Alex Cheng represented both the buyer, Desimone Enterprises LLC, and the seller, Vista Del Rio Corporation, according to the firm's announcement on Oct. 19, 2026.
The sale ends nearly five decades of operation by the Nielsen family. The transaction works out to approximately $140,845 per site.
Vista Del Rio Sale: Deal Details
Vista Del Rio is a 55+ manufactured housing community in East Vancouver that was developed in 1978. The property spans approximately 34 acres and sits roughly 10 miles east of Vancouver's Waterfront District, within one of the region's established residential growth corridors, Colliers said.
The $30 million price equates to roughly $882,000 per acre. With 213 sites on about 34 acres, the community has a density of about 6.3 sites per acre.
Cheng acted for both sides of the transaction. Desimone Enterprises LLC is the buyer, and Vista Del Rio Corporation is the seller.
Property Features and Amenities
The community offers residents a clubhouse, swimming pool, community garden, RV and boat storage, and walking trails.
"Opportunities to acquire institutional-quality manufactured housing communities of this scale are increasingly rare," Cheng said. "Vista Del Rio combines strong operational performance, a high-quality resident experience and long-term upside, making it a compelling investment in today's market."
Nielsen Family Ownership Transition
The Nielsen family and friends built and operated Vista Del Rio from 1978 until this year. Gary L. Nielsen, president of Vista Del Rio, said the family's goal was to make it the best mobile home park in the area while also keeping it the most affordable.
"It is a one-of-a-kind community, and our vision was to make it the best mobile home park in the area while also being the most affordable," Nielsen said. "We achieved that vision and built an extended family of residents, many of whom became special friends. We appreciate everyone who contributed to the community's harmonious environment."
Nielsen also commented on the sale process. "This was a difficult sale for many reasons," he said. "Colliers was excellent throughout the process. I can honestly say that without the assistance of Alex, this sale would not have occurred."
Manufactured Housing Investment in the Pacific Northwest
Colliers said manufactured housing communities continue to attract investment across the Pacific Northwest, supported by limited housing supply, favorable demographic trends and demand for attainable housing options. Established properties with scale, quality infrastructure and stable resident bases remain particularly attractive to investors seeking long-term opportunities in the sector, the firm said.
The supply of new communities is constrained by zoning, land costs, infrastructure requirements and neighborhood opposition, while existing communities can offer durable demand for lower-cost housing. Because manufactured housing pricing reflects home ownership, pad rents, utility reimbursements, ancillary income and capital expenditures, per-site figures are not directly comparable with apartment price-per-unit metrics.
Colliers Platform Context
Colliers reported $5.56 billion in 2025 revenue, up 15% from 2024, with $4.87 billion in net revenue and $732.5 million in adjusted EBITDA. The firm completed approximately 44,000 sale and lease transactions representing $112 billion of transaction value in 2025 and manages 2.0 billion square feet.
