SUBANG JAYA (Oct 31) — Gamuda Land and Taylor's Assets have fully sold Block B of Haus on 15, their mixed-use development on the former Taylor's College campus in SS15, Subang Jaya, as they officially launched the project on Saturday and opened Block A for sale. Block B was soft launched in early October.

The milestone comes three months after the development's groundbreaking ceremony in July. Haus on 15 carries a gross development value of RM540 million and is scheduled for completion in 2029.

Haus on 15 Project Details: Towers, Student Housing and Retail

Haus on 15 sits on a 2.88-acre freehold site, equivalent to approximately 125,453 square feet, along Jalan SS15/8 in SS15, Subang Jaya, Selangor. The development comprises two 31-storey serviced apartment towers, a purpose-built student accommodation (PBSA) block and 18 retail units in a three-storey retail component.

The 614 serviced apartments range from 690 to 980 square feet and are priced from RM736,800. Based on the published starting price and unit-size range, entry pricing works out to roughly RM753 to RM1,068 per square foot, varying by layout, floor and orientation.

The 18 retail units range from 1,399 to 2,829 square feet, with prices starting at RM1.52 million, or roughly RM539 to RM1,087 per square foot depending on unit size.

The PBSA component comprises 253 units with a total capacity of 401 beds. Taylor's Assets will retain the PBSA, which will be managed by Taylor's Hostel Management. It is intended to serve students from institutions across the wider Subang Jaya-Sunway area. Retaining the asset gives Taylor's Assets a recurring-income component, rather than a sale of all development inventory at completion.

Gamuda Land CEO Gim Teck Yew on Redeveloping SS15

Gamuda Land chief executive officer Gim Teck Yew said the development was designed to retain the youthful character of SS15 while giving the former college site a new purpose.

"SS15 holds a lot of memories for people, whether they studied here or spent time in the neighbourhood. When the opportunity came to redevelop this site, we wanted to retain that youthful energy and vibrancy that people associate with SS15, while giving the area a new lease of life," Gim said.

Taylor's Assets president Sheena Angelina said the former Taylor's College campus held an important place in the group's history. She added that the partnership with Gamuda Land would allow the site to maintain its connection to education while introducing residential and retail components.

Location and Demand Drivers in Subang Jaya

The project is about 500 metres from the SS15 LRT station on the Kelana Jaya LRT Line, with road links including the New Pantai Expressway, the Subang-Kelana Jaya Bypass and Persiaran Kewajipan. It is also close to education, healthcare and retail destinations in the Subang Jaya and Sunway areas, including Taylor's University, Sunway University, Subang Jaya Medical Centre and Sunway Medical Centre.

That positioning points to several potential demand pools: students seeking accommodation near campuses, parents and investors buying smaller freehold units in an established suburb, and local residents and students who would support ground-floor retail, food-and-beverage and convenience uses.

Haus on 15 competes in a mature, well-connected Subang Jaya-Sunway submarket rather than a greenfield township. The PBSA block introduces professionally managed student housing into a market traditionally served by rented condominiums, apartments and private rooms.

Gamuda Land's Property Division in Context

The Block B sell-out comes as Gamuda's property division has softened. For fiscal 2026, the Gamuda group reported revenue of RM18.33 billion and net profit attributable to shareholders of RM1.05 billion, with construction providing the principal earnings support.

Property sales fell 22% to RM3.2 billion, while property revenue, including the group's share of joint ventures, declined 2% to RM3.74 billion. Property net profit fell 18% to RM310.76 million, and Malaysian property net profit dropped 47% to RM76.98 million. Fourth-quarter property net profit fell 41% year on year to RM94.09 million, which Gamuda attributed to slower sales conversion in Malaysian townships.

What to Watch as Block A Opens

The Block B sell-out is an indicator of sales velocity and does not mean the full 614-unit residential component has been sold. Block A opened for sale at the launch, and its take-up relative to Block B will be an early test of demand for the remaining units.

The 2029 completion target is the date announced by the developers; project marketing materials have also referred to an estimated completion in the first quarter of 2030. Other items to follow include final residential pricing by layout and floor, PBSA pre-leasing and occupancy, and retail take-up and tenant mix.
